About The Position

The Business Development Manager – Hospitality Renovations is responsible for driving new project opportunities within the hotel and hospitality sector. This individual will focus on identifying, developing, and securing renovation and capital improvement projects with hotel ownership groups, management companies, asset managers, and brand representatives. This role requires a proven track record of successfully selling renovation work specifically within the hospitality industry. The ideal candidate understands hotel brand standards, PIPs (Property Improvement Plans), renovation cycles, and the operational challenges of construction in occupied environments. Strong relationship-building skills, industry knowledge, and the ability to manage opportunities from initial contact through contract execution are essential for success.

Requirements

  • 5+ years of Business Development experience in commercial construction
  • Direct experience selling hotel / hospitality renovation projects (required)
  • Established relationships within the hospitality industry (owners, management companies, asset managers, or brands) Preferred.
  • Proven track record of winning renovation or capital improvement projects in the hospitality sector
  • Strong understanding of hotel PIPs and brand standards
  • Experience working with national or multi-property ownership groups preferred
  • Excellent communication, presentation, and negotiation skills
  • Self-motivated with the ability to work remotely and manage a national territory
  • Willingness and ability to travel as needed
  • Strong organizational and pipeline management skills

Responsibilities

  • Lead Generation & Pipeline Development – Identify and develop new business opportunities within the hotel and hospitality sector through networking, industry events, cold outreach, and strategic relationship building.
  • Client Relationship Management – Establish and maintain strong relationships with hotel ownership groups, management companies, asset managers, REITs, and brand representatives.
  • Hospitality Market Expertise – Understand brand standards, PIPs, renovation cycles, and operational constraints associated with working in occupied hospitality environments.
  • Opportunity Management – Manage the full sales lifecycle from initial contact and qualification through proposal, negotiation, and contract award.
  • Collaboration with Preconstruction & Operations – Work closely with estimating, preconstruction, and operations teams to develop scopes, budgets, schedules, and proposals that align with client expectations.
  • Proposal Development – Coordinate and support the preparation of RFP responses, presentations, and project proposals tailored to hospitality clients.
  • Industry Networking – Represent the company at hospitality conferences, trade shows, and industry associations to increase brand visibility and generate leads.
  • Market Intelligence – Monitor industry trends, brand initiatives, ownership changes, and upcoming PIPs to proactively identify new opportunities.
  • Travel – Moderate travel throughout the U.S. to meet clients, attend industry events, and support project pursuits.
  • Reporting & CRM Management – Maintain accurate pipeline tracking, activity reporting, and forecasting using company CRM tools.
  • Brand Representation – Serve as a trusted advisor and professional representative of the company, reinforcing reputation, quality, and client satisfaction.
