About The Position

State Mechanical Services (SMS), powered by MechanAir Aurora, IL | Full-Time | Exempt State Mechanical Services is a leading commercial HVAC and mechanical contractor delivering design-build, negotiated, and industrial mechanical construction solutions across Chicagoland. We support healthcare, industrial, multi-family, commercial, and specialty facilities with capital projects and long-term service partnerships. We are seeking an experienced Business Development Manager (Mechanical Construction / HVAC Sales) to drive new revenue growth within the Chicagoland territory. The Opportunity This is a high-visibility, performance-driven role focused on mechanical construction sales, commercial HVAC sales, and capital project development. You will identify, qualify, and secure new design-build and negotiated opportunities while partnering closely with estimating and operations teams to deliver profitable work. This position offers meaningful autonomy within an assigned territory and direct impact on company growth performance.

Requirements

  • 5+ years of mechanical construction sales, HVAC sales, MEP sales, or capital project sales experience
  • Proven B2B business development performance
  • Experience selling design-build, negotiated, or project-based construction services
  • Strong territory management and relationship development skills
  • CRM proficiency and disciplined pipeline management
  • Ability to travel locally within the Chicagoland market

Nice To Haves

  • Experience with commercial HVAC or industrial HVAC systems
  • Familiarity with union construction environments
  • Experience managing long-cycle construction sales processes

Responsibilities

  • Generate and close new mechanical construction and commercial HVAC sales opportunities
  • Develop and manage a structured construction sales pipeline within CRM
  • Conduct consultative meetings with owners, developers, general contractors, and facility leaders
  • Collaborate with estimating and project management teams on pursuit strategy
  • Support proposal development and contract negotiations
  • Maintain accurate revenue forecasting and pipeline reporting
  • Facilitate transition of secured projects to operations teams
