About The Position

The Buildings and Grounds Supervisor or Manager is responsible for keeping buildings and the facilities properly maintained, clean, safe, sustainable, functional, and compliant with regulatory standards while supporting the organization’s goals and well-being of its occupants.

Requirements

  • Knowledgeable of basic hand tools (wrenches, etc.), basic handheld power tools (saws, drills, etc.), and bench mounted power tools (grinders, sanders)
  • Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, customers, and the general public.
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Ability to read, understand and apply company policies such as Purchase Order Policy, Visitor Management, Safety Best Practices, etc
  • OSHA regulations and safety corporate standards
  • Basic Mechanical/maintenance skills
  • Associate's degree (A. A.) or equivalent from two-year college or technical school; or three to five years related experience and/or training; or equivalent combination of education and experience.
  • Experience with request for quotation process, review of bids, management of contracts and service agreements.
  • Computer literacy is a requirement to include but not limited to:Excel and Microsoft Suite
  • Ability to interface with any person in the organization.
  • Organizational skills with attention to detail.
  • Reliable attendance and good communication skills are essential.
  • Ability to work in a technically demanding environment.

Responsibilities

  • Managing, building, and mentoring assigned maintenance staff that perform routine maintenance on facilities. Ensure safe practices are followed. Manages performance for the facilities group and participates in recruitment and employee investigations when applicable.
  • Oversees team of facilities technicians, painters, and janitorial staff.
  • Assesses the condition of the facility and its equipment to identify problems and ensure safety regulations are met. Equipment i.e., Water Heater, AC Units, Plumbing Devices, etc.
  • Procures parts, materials, and supplies in a timely manner to complete work assignments
  • Creates maintenance procedures and PMs, maintaining Maintenance Management Software or other system for work orders.
  • Manages basic office furniture relocation, disposal of old furniture, assisting with furniture reconfiguration for special events, and similar functions
  • Monitors budgets and expenses (POs, Timecards)
  • Ensures maintenance equipment and tools are properly stored and in good condition
  • Manages renovations and updates, and hires contractors to carry out services that cannot / should not be carried out in house
  • Monitors the safety and cleanliness of interior and exterior areas, such as offices, conference rooms, parking lots and outdoor recreation spaces, ceiling and roof spaces, docking areas, fence / gating
  • Manages facilities maintenance including janitorial contract management; mats & sanitation contract; water fountain contract management and office related ice/coffee units; landscaping management; snow plowing and salt service, inspections, and permitting.
  • In cooperation with Environmental Health and Safety Department, manage and supervise fire protection and inspections including sprinkler systems maintenance and testing; monthly inspections of all facilities for fire hazards and sprinkler systems; participate in local Fire Department inspections; fixed fire system maintenance; fire extinguisher maintenance, testing, and inspections; maintaining all plant records for fire systems, map, IDs, etc.; ensures all NFPA codes, State and local regulations followed.
  • In cooperation with Facilities Compliance and Visitor Management Policy and other applicable policies, manages plant security, including management of Security Guard service, perimeter fence integrity, door security, management of building access including management of locksmith services,
  • Overseeing company motor vehicles maintenance (two SUVs)
  • Manages the building main structures such as roofing, siding
  • Manages the facility fuel systems: vehicle diesel, gasoline
  • Manages electric backup power generator service contracts
  • Manages other similar facility services and contracts
  • Creating reports on maintenance, repairs, safety and other occurrences for supervisors and other relevant staff
