About The Position

The AVP of Facilities Management oversees physical plant operations across all Fortune-owned and managed properties (residential and office spaces), including grounds, utilities, energy management systems, safety/security, vehicles, and telecommunications. This role ensures a safe, healthy, and comfortable environment for program participants, staff, volunteers, and housing residents. Responsibilities include scheduling and supervising maintenance and repairs, managing contracted and custodial services, and ensuring compliance with building codes and local, state, and federal regulations. The AVP also ensures operations align with budgetary and strategic objectives and will oversee new building projects as they come online. The AVP has overall supervisory responsibility for over 20 Facilities staff across Fortune’s building locations.

Requirements

  • Bachelor’s degree in facilities management, construction management, business, or related field preferred; CFM or FMP certification a plus.
  • Extensive knowledge of facilities management and building systems and construction projects; ability to conduct site assessments and recommend strategies.
  • Minimum 10 years of progressive experience in facilities/property management, including 5 years supervising large teams.
  • Experience managing multiple properties; supportive or transitional housing experience strongly preferred.
  • Demonstrated ability to resolve complex issues collaboratively and build team capacity.
  • Experience in strategic and operational planning and budget development and management.
  • Strong written and oral communication skills.
  • FDNY S12, S15, Sp5, and OSHA 30-hour certifications required (or obtained within 6 months).
  • Proficiency in Microsoft Office (Word, Excel, PowerPoint, Visio).

Responsibilities

  • Develop and supervise preventive maintenance, renovation programs and construction projects for buildings, grounds, mechanical/electrical systems, utilities, safety/security, and telecommunications.
  • Ensure compliance with all applicable laws and regulations (DOB, DEP, FDNY, HPD, OSHA).
  • Build partnerships across the agency and keep departments informed about facilities-related matters.
  • Coordinate with departments on cell phone requisitions; collaborate with IT on network infrastructure, copiers, and security systems.
  • Direct and oversee external contractors/vendors (electricians, plumbers, roofers, elevator-mechanics, painters, landscapers, etc.).
  • Support maintenance supervisors and managers; ensure staff receive compliance and job-specific training and timely performance evaluations.
  • Develop and monitor departmental budgets; manage inventory and capital expenditure requests in coordination with Finance.
  • Serve as administrator for facility safety and ADA compliance; work with Legal/Compliance to meet regulatory requirements.
  • Prepare specifications and cost estimates for projects; oversee bidding and contractor performance.
  • Develop and manage energy-efficient systems; supervise their operation and maintenance.
  • Ensure proper disposal of hazardous waste in compliance with regulations; liaise with OSHA and health departments as needed.
  • Coordinate with HR and Legal/Compliance on training (OSHA, MSDS, bloodborne pathogens, etc.).
  • Oversee fleet maintenance, shipping/receiving, and insurance claims; maintain authorized driver records.
  • Manage agency phones, security systems, and site safety across all locations.
  • Contribute to strategic planning by assessing future facility needs and proposing solutions.
  • Perform other related duties as assigned.
