Overview: LaSalle Global Solutions (LGS) has an opportunity for a Portfolio and Acquisitions Associate (P&A Associate) on a large global mandate. The team is tasked with deploying several $ billion in equity globally across primary and niche sectors, targeting core, value add and opportunistic real estate assets. Reporting to the Americas Transactions Manager, the P&A Associate will work closely with acquisitions and portfolio management on all activities related to the mandate strategy, including deploying capital, managing JV investments and helping to deliver consistently strong investment performance while managing risks for the portfolio. Key Responsibilities: Investment Strategy and Performance Working with the portfolio team, set and implement investment strategy for the portfolio consistent with mandate objectives regarding risk management, target returns, cash and debt management. Deliver investment performance that exceeds the client benchmarks. Support all aspects of managing the portfolios, including ensuring that all portfolio and asset-level decisions further the achievement of target returns. Acquisitions / Dispositions / Financing transactions Work with the team and the Transactions Group on acquisitions, dispositions and financings and support underwriting select deals. Shadow the portfolio acquisitions leads on deals and participate in JV negotiations. Learn to present the mandate investment parameters both internally and externally to help support driving deal flow. Think creatively about structures, co-investment capital, JV partnerships, and other strategies that help invest dry powder efficiently to enhance/drive returns. Evaluate each transaction to determine how the investment is expected to impact portfolio performance. Work with the Transactions Group to create Investment Team and Investment Committee memos and to usher transactions through the proper approval processes within LaSalle, the client and lenders, as necessary. Portfolio Strategic/Financial Plan Prepare cash flow forecasts for LGS that address the sources and amount of capital required for the successful operation of the mandate, including capital required for new investments (under control and speculative), NOI, capital expenditures, dispositions, and distributions. Ensure that the mandate’s capital structures anticipate capital requirements and positions the accounts to take advantage of market opportunities. Take an active role on all portfolio modeling. Work with the team to ensure LGS issues, concerns and objectives are addressed and implemented in various digital technology initiatives. JV Relationship Management/Operations Take an active role in the management of JV partner relationships and major decisions. Communicate regularly with the partners relative to strategic plan initiatives and budgets. Create/review hold/sell analyses and recommend assets for disposition incorporating portfolio objectives, and property and market level considerations. Take primary responsibility for the quarterly valuations process. Support ESG activities and climate risk analyses. Actively participate in Investment Team and Investment Committee presentations and discussions. Review debt valuations and monitor covenant status. Client Relations Participate in client and acquisitions pipeline calls. Review and comment on client communications including quarterly reports, investor presentations, business plans, budgets, etc. Flexibility to work across time zones, as workflow requires (availability to join periodic early and late calls). Qualifications/Experience: BA or BS degree Minimum of 4 years of real estate experience, ideally in acquisitions or portfolio management. Well-developed financial, modeling and analytical skills, strong Argus Enterprise and Excel skills. Good written and oral skills to effectively communicate with clients, JV partners, brokers and sellers externally, and colleagues internally. Strong interpersonal and managerial skills in order to effectively collaborate with different disciplines internally and externally. The salary range for this position is estimated to be between $110,000-$120,000 and is dependent on experience, location, and appropriate market data.
