Russo Development is currently seeking an experienced Project Manager to oversee the building process of one of our industrial warehouse construction projects. The individual selected for this position will work onsite to ensure short and long term project goals are met.

Requirements

  • BS Degree in Construction management or equivalent.
  • 2-4 years of experience working as a Project Engineer or Assistant Project Manager.
  • Possess a strong Civil Engineering background.
  • Experience with precast wall systems, structural steel, wood and metal framing.
  • Capable of leveling bids and providing submittals to A&E.
  • Experience with preparing scopes of work for individual trades.
  • Experience with concrete footings and foundations.
  • Extensive experience with Microsoft Project, Procore and Excel.
  • Work well within a team.
  • Strong written and verbal skills.

Responsibilities

  • Assist and partner with Project Manager & Project Superintendent to oversee construction processes, field staff, subcontractors, and vendors.
  • Assist with the permitting process. Keep and update permit logs as well as digital copies of all permits.
  • Partner with PM to create and track project schedules, including two-week look-ahead schedules.
  • Work with Project Managers to track, shepherd and be the first line approver of all subcontractors monthly AIA invoices and associated compliance documents across assigned projects including but not limited to:
  • Monthly Subcontractor AIA’s – Assist in ensuring they are received on time for Project Manager review and approval
  • Prime Subcontractor Partial & Final Lien waivers – Assist in ensuring they are received on time and review values and logic prior to PM sign-off
  • 2nd-Tier tracking matrices – where applicable review list of 2nd-Tier vendors and contract values
  • 2nd-Tier lien waivers – where applicable review all 2nd-Tier vendor lien waivers for compliance
  • Request and timely follow up on all missing documents in accordance with the monthly billing schedule
  • Assist the PM with bidding and procurement management, developing the bid list, soliciting and leveling bids, running take-offs of design documents and scheduling descope meetings through to contractor award recommendation to Russo Leadership. Once subcontractor is awarded, work with PM to review and negotiate contracts, prepare scopes of work for all individual trades.
  • Assist PM in construction administration managing RFI’s, field changes & submittal/shop drawing tracking, distribution and review. Work with design consultants in timely responses and navigating solutions.
  • Review subcontractor COI for coverage limits and coverage period and request updates as required to maintain appropriate coverage throughout the project cycle. The initial COI will be requested by the Purchasing Agent.
  • Work with accounting, purchasing and project management to assist with administrative side of Bank Draw documentation including gathering stored material documentation, as required.
  • Work with construction project manager to assist in: change order processing through Procore, logging potential change orders to form an accurate anticipated cost projection on each project
  • Communicate project status to leadership and ownership.
  • Assist with conducting project startup and weekly subcontractor meetings. Keep and distribute minutes from same.
  • Procure and track long lead items to avoid delays.
  • Manage punch list & commissioning processes at project close-out
  • Prepare closeout binder for turnover to the property management team including as-built documents, warranties and O&M manuals.
  • Assist with time-card management including the approval of time for all inspectors and hourly subcontractors.
  • Ensure on-site compliance with safety and quality standards by conducting walkthroughs and collaborating with superintendents.
