About The Position

Job Summary: Under the general guidance of the Building Operator, the Building Operator's Assistant assists the facilities group in performing inspections, maintenance also provides support in coordinating heating, air conditioning, and electrical equipment repairs throughout the facility. Ensures that all appropriate municipal and building codes and regulations are followed. Responsible for supporting the building operator with the maintenance of parking areas, landscaped areas, and other associated equipment and facility systems. This position will support tenant services, capital, leasing functions, and activities when needed. Job Description: Assists the day-to-day execution of operations and maintenance schedules to ensure uninterrupted tenant operations and asset integrity is maintained. Assists and supports the facilities group with inspections, audits, maintenance, and repairs to air movement and heating systems, including air conditioners, boilers, radiators, pumps, exhaust fans, overhead heating systems, and fire suppression systems. Provides support for the repair and replacement of plumbing fixtures, pipes, motors, and pumps, as needed. Assists when all electric motor and compressor belts are to be checked and replaced, makes sure backup equipment is operational. Replaces luminaires. Provides support with general building maintenance and preventative maintenance as needed. Maintains daily equipment and meter reading records when needed. Monitors the Building Management System within defined areas. Conducts detailed inspections to ensure that scheduled and periodic maintenance of the building, equipment, and external areas has been completed as instructed. Complies with OH&S provincial safety policies/procedures and operate equipment, systems, and tools safely and efficiently at all times. Assists with coordinating renovations, repairs, cleaning, and other services with contractors as needed. Ensures contractors are adhering to company safety policies and procedures and acting as on-site oversight. Provides assistance with safety orientations with contractors. Addresses contractor concerns when requested by the supervisor. Provides assistance and support with the coordination of general maintenance of parking lots and grounds, including maintenance and repair of underground sprinklers, Supports with general cleaning activities including pressure washing, cleaning services in bathrooms, floors, showers, faucets, kitchen areas, common areas, debris cleanup after completed activities, and cleaning electrical, janitorial, and generator rooms as needed. Empties environmental bins, trash cans, trash pickup, and debris removal from sidewalks and parking area and deliver the trash can to designated bins when requested. Keeps an inventory, replaces consumables and cleaning materials in bathrooms, kitchens, and cleaning rooms when requested. Prepares paint surfaces by washing walls, repairing holes, or removing old paint when requested. Paints indoor and outdoor facilities, including curbs, parking lines, fire control pipes, handicapped spaces, and other designated areas when necessary. Cleans tools, paint supplies, equipment, materials, and work areas after completion of designated projects. Coordinates and communicate with the occupants of the building affected by the work to be carried out. Inspects new facilities and renovations to ensure compliance with scope of work and all applicable regulations as requested. Verifies completion of work to ensure compliance with scope of work and all applicable regulations. Cleans up any debris, spills, or messes after completing all activities. Responds to service and maintenance requests on demand; records the data and ensure that the completed work meets the quality and response requirements. Responds to maintenance/service requests in a courteous and timely manner. Identifies problems and delivers service within defined timeframes. Provides information to close the service request and record comments for future reference. Uses the work order request system for tracking and closing requests. Helps with security issues Helps with first aid kits, fire extinguisher, and AED inspection when directed. Assists with the preparation of fire drills related to building systems Performs major storm restoration work and associated drills as assigned. Performs other tasks as assigned. Follows all policies and procedures. Additional Job Description: This person must be open to meet the demands of other regions depending on the needs of the operation.

Requirements

  • High school diploma or equivalent
  • 1-3 years of experience in progressive installations
  • You must submit a Driver Registration Certification.
  • Possess a valid Class 3 driver's license from Puerto Rico.

Nice To Haves

  • Certified or able to become a scissor lift operator.
  • Certification is preferred for the following disciplines: Occupational Health and Safety, Hazard Communication, Standard First Aid CPR, Fall Protection, provide training as needed.
