About The Position

The Building Automation Stationary Operator plays a critical role in ensuring the efficient and reliable operation of sophisticated building automation systems within a state-of-the-art life sciences facility. You'll serve as the eyes and ears of our building systems, monitoring computerized controls for HVAC, humidity, static pressure, and other critical parameters that maintain optimal environmental conditions. Working in a fast-paced environment where precision matters, you'll collaborate closely with site mechanics and BAS Engineers to troubleshoot issues, respond to alarms, and ensure seamless facility operations. This essential position directly supports JLL's commitment to delivering exceptional facility management services to our pharmaceutical clients, where system reliability and environmental control are paramount to research and manufacturing operations.

Requirements

  • High School Diploma or equivalent education.
  • Demonstrated understanding of building automation systems with hands-on experience in platforms such as Siemens (Desigo/Insight), Honeywell EBI, Web CTRL Autologic, or similar systems.
  • Knowledge of pharmaceutical/industrial HVAC equipment operation, including how systems are controlled, monitored, and alarmed in critical commercial environments.
  • Proficiency in Microsoft Office Suite programs including Word, Excel, and Outlook for documentation and communication purposes.
  • Ability to work 12-hour shifts on a Pittman Schedule rotation covering day and night shifts, including nights, weekends, and holidays as part of essential personnel designation.
  • Willingness and availability to work mandatory overtime during weather emergencies, natural disasters, or other critical situations requiring essential personnel presence.
  • Physical ability to remain alert and attentive during extended monitoring periods and respond quickly to system alarms and facility needs.

Nice To Haves

  • Deep technical expertise with multiple building automation system platforms beyond basic operational knowledge, particularly Siemens and Honeywell enterprise systems.
  • Previous hands-on experience working in life sciences facilities with Good Manufacturing Practice (GxP) or other pharmaceutical regulatory environments.
  • Completion of trade school or technical training programs with emphasis on HVAC systems, controls, or building automation technologies.
  • NJ High-Pressure Black Seal Boiler License or equivalent stationary engineer certification.
  • Experience with energy management systems and conducting energy optimization initiatives within large commercial or industrial facilities.

Responsibilities

  • Monitor alarm screens across multiple building automation systems (Siemens Desigo/Insight, Honeywell EBI, Web CTRL Autologic) and conduct virtual tours to identify equipment operating outside design parameters or scheduled times.
  • Collaborate with site mechanics and BAS Engineers to troubleshoot equipment issues, coordinate system shutdowns for maintenance activities, and execute equipment start-up procedures following repairs.
  • Dispatch and respond to system alarms promptly, determining appropriate action and notifying relevant personnel including researchers regarding critical scientific equipment alarms during off-hours.
  • Perform comprehensive Virtual Energy Tours using building automation systems to identify opportunities for energy optimization and ensure efficient facility operations.
  • Document all BAS system changes, adjustments, and anomalies through the electronic documentation system, maintaining accurate records for compliance and troubleshooting purposes.
  • Ensure pharmaceutical HVAC systems maintain required environmental conditions for GxP compliance, monitoring temperature, humidity, differential pressure, and air change rates in critical areas.
  • Coordinate communication between operational teams, research staff, and management regarding system status, planned maintenance activities, and emergency situations.
