About The Position

Blanton Turner is seeking a detail-oriented and analytically driven Asset Analyst to support our real estate management operations. This role serves as a centralized analytical resource responsible for financial analysis, budgeting support, market research, CAM/NNN administration, and data-driven reporting across the portfolio. The Asset Analyst is a member of the BT Analyst Team and partners closely with Property Management, Accounting, and Leadership to ensure accurate financial reporting, defensible CAM/NNN recoveries, and consistent analytical standards. The role supports monthly and annual budgeting, variance analysis, and the development of dashboards and performance reports, translating complex data into actionable insights for internal teams and clients. In addition to supporting ongoing operations, the Asset Analyst contributes to development consulting and business development efforts by preparing high-level pro forma analyses, market comparisons, and proposal support materials for prospective clients and projects. The role also plays a key part in improving systems, workflows, and reporting processes, including CAM expense pooling and recovery structures. Requirements

  • Bachelor’s degree in Finance, Accounting, Real Estate, Economics, Business Analytics, or a related field
  • 3–5 years of experience in commercial real estate, property management, asset management, real estate consulting, or a related analytical role
  • Advanced proficiency in Microsoft Excel (financial modeling, lookups, pivots, scenario analysis, writing advanced formulas)
  • Hands-on experience with CAM and NNN reconciliations, estimates, and recoveries, including familiarity with lease structures, expense caps, gross-ups, and allocation methodologies
  • Proficiency with Entrata, Yardi and other property management systems
  • Background in data science and working knowledge of SQL/Python or similar programming languages
  • Strong understanding of GAAP (Generally Accepted Accounting Principles) as well as standard financial statements, such as Income Statement, Balance Sheet, and Cash Flow Statement
  • Experience building dashboards and reports in Domo or similar BI tools
  • Exceptional attention to detail and organizational skills.
  • Ability to manage high-volume, deadline-driven work with accuracy.
  • Strong written communication skills.
  • Proficiency with Microsoft Office, Google Workspace, Smartsheet, and Dropbox.
  • Ability to work independently while collaborating with cross-functional teams.
  • Positive attitude, professionalism, and a healthy sense of humor.

Responsibilities

  • Design, build, and maintain interactive dashboards within Domo, leveraging SQL and Python for data extraction, transformation, and analysis
  • Integrate data from property management systems (e.g., Yardi or Entrata), accounting platforms, and external data sources
  • Automate recurring reports and performance tracking tools to improve efficiency and data reliability
  • Establish KPIs and standardized reporting frameworks across asset types
  • Ensure data integrity, documentation, and version control
  • Identify and evaluate potential targets for new management and consulting opportunities
  • Perform high-level financial and operating comparisons on prospective properties using market benchmarks and internal portfolio data
  • Prepare concise, high-level pro forma summaries to support management proposals and client outreach
  • Assist with proposal exhibits and financial comparisons for specific properties
  • Collaborate with senior leadership to refine assumptions and positioning for prospective clients
  • Monitor financial performance of commercial, mixed-use, and multifamily assets against approved budgets and business plans
  • Perform monthly, quarterly, and annual variance analysis for commercial properties, identifying root causes and actionable recommendations
  • Analyze income statements, rent rolls, operating statements, and capital expenditure performance for internal stakeholders and ownership groups
  • Build and maintain annual operating budgets for commercial properties, including detailed expense and recovery assumptions
  • Build detailed pro forma budgets and financial models for Development Consulting and advisory projects
  • Partner with Property Management, Leasing, and Accounting teams to ensure budgets reflect operational realities and strategic objectives
  • Perform budget reforecasting as necessary
  • Oversee and facilitate annual CAM and NNN reconciliations for commercial and mixed-use properties
  • Prepare and analyze CAM/NNN estimates and interim billings in coordination with Property Management and Accounting teams
  • Build, maintain, and optimize expense pools and recovery structures within Entrata to support accurate CAM/NNN calculations
  • Partner with Accounting and Property Management to design and document CAM workflows within Entrata, including expense mapping, allocation methodologies, caps, and exclusions
  • Review operating expense allocations, recoverability assumptions, lease-specific exclusions, and contractual limitations
  • Identify and resolve discrepancies, audit issues, and tenant inquiries related to CAM/NNN recoveries
  • Develop standardized processes, templates, controls, and documentation to improve accuracy, timeliness, auditability, and transparency of CAM/NNN reporting
