About The Position

The Apartment Resident Manager at Central Metro Place is responsible for overseeing all daily operations of this brand-new, 55-unit affordable housingmunity. This property is a layered HUD and Tax Credit (LIHTC) building serving seniors and low-ie residents. The selected candidate will play a critical role in the leasing-up process, ensuring full occupancy inpliance with affordable housing regulations while fostering a positive and supportive living environment. The Manager is also responsible for maintaining high property standards and delivering exceptional service to residents. This position includes an on-site two-bedroom apartment for the Manager.

Requirements

  • High school diploma or equivalent required; related experience in property management or business administration preferred.
  • Minimum of 2 years of experience in property management, preferably in affordable housing or senior living.
  • Experience with HUD and other affordable housing programs is strongly preferred.
  • Stronganizational and multitasking skills, with the ability to manage multiple priorities.
  • Excellent verbal and writtenmunication skills.
  • Strong problem-solving abilities and professionalism in addressing resident concerns.
  • Proficient in Microsoft Office Suite (Word, Excel, Outlook) and property management software.
  • Ability to work independently and collaboratively, with strong leadership skills.
  • This position requires the selected candidate to reside on-site as part of their role.
  • Flexible schedule, including occasional evenings and weekends.
  • Valid driver's license and reliable transportation.
  • Must pass background and credit checks in accordance withpany policy.

  • Familiarity with property management software (e.g., Yardi, RealPage) is a plus.

Responsibilities

  • Supervise and manage day-to-day operations, ensuring the property is well-maintained, safe, and weing.
  • Coordinate maintenance and repair activities with the maintenance team and external contractors to ensure timely resolution of work orders.
  • Conduct routine property inspections to uphold cleanliness, safety, andpliance with local and federal regulations.
  • Oversee unit turnovers, preparing apartments for new residents efficiently.
  • Enforcemunity rules and policies to create a peaceful and supportive environment.
  • Serve as the primary point of contact for prospective residents, providing detailed information on available units, lease terms, andmunity amenities.
  • Lead the leasing-up process for this new building, conducting property tours, screening applications, and assisting with lease execution inpliance with HUD and LIHTC guidelines.
  • Facilitate move-in and move-out processes, conducting inspections and preparing all required documentation.
  • Address resident inquiries andplaints professionally and promptly, resolving conflicts and fostering positive relationships.
  • Promote resident retention through engagement,munication, andmunity-building activities.
  • Ensure fullpliance with HUD, LIHTC, and other affordable housing program requirements, including ie verification, annual recertifications, and occupancy standards.
  • Prepares property for all audits and inspections, with or including, but not limited to MOR, REAC, regulatory agency and investors.
  • Maintain accurate, audit-ready resident files and property records.
  • Stay informed of changes in affordable housing regulations to ensure ongoingpliance.
  • Assist with regulatory audits and inspections by providing necessary documentation and reports.
  • Assist with rent collection and manage delinquencies in accordance with affordable housing guidelines.
  • Support the Regional Property Manager in managing the property's operating budget and controlling expenses.
  • Assist in preparing financial reports and occupancy reports for RHF and regulatory agencies.
  • Process property invoices accurately and on time.
  • Manage on-site staff, including scheduling and task delegation.
  • Conduct annual performance evaluations and provide ongoing coaching and support.
