About The Position

Responsible for driving the growth of our company by originating residential mortgage (to include emphasis on the Affordable Housing products/programs) and home equity applications according to established policies, procedures and applicable legal and regulatory guidelines. Responsible for developing and executing business plans tailored to meet and exceed sales goals and objectives. Maintains a network of outside referral sources in assigned territories. Acts as the primary contact for a designated group of non-profit housing partners that manage grant programs and educational seminars for eligible home buyers; coordinates product education and training sessions as appropriate. Works with existing and prospective customers to explain a variety of mortgage products and services available; makes recommendations based on customer needs. Coordinates the flow of documentation form application to closing while also collaborating with all parties involved in the transaction. Refers other NBT Bank products and services as appropriate.

Requirements

  • Associate degree in business or related discipline and two (2) years’ experience or equivalent combination of education and experience.
  • Complete understanding of Mortgage Banking loan policy, products, and procedures.
  • Complete understanding of CRA & Banking Regulations.
  • Working knowledge of workflow application, disclosures, closing and upload.
  • Strong analytical and organizational skills.
  • Strong written and oral communication skills.
  • Excellent customer service skills.
  • Knowledge of current compliance and regulatory guidelines with an approved NMLS number.
  • NMLS Certification required or ability to obtain upon hire.
  • Communicate effectively with internal and/or external customers.
  • Stationary 50% of time

  • Move Objects to Maximum 10 lbs.

Nice To Haves

  • Two (2) or years in Residential Lending experience preferred.
  • 1 or more years’ experience working with non-profit housing partners and Federal/State grant programs preferred.
  • Knowledge of Mortgage Banking underwriting application systems such as MortgageBot and Mortgage Builder.

Responsibilities

  • Establishes relationships and maintains active business development calls with all non-profit housing partners in a designated territory. Maintains an active database of the various grant program options available through these partners and trains the other Loan Originators in the designated territory on the programs.
  • Originates residential mortgage loans, to include emphasis on the Affordable Housing products, according to established policies, procedures, and regulatory guidelines, within their home base market. Explains a variety of mortgage products and associated closing costs, negotiates loan terms, and conditions, and finalizes sales. Maintains primary customer and non-profit housing partner responsibility from application thru to loan closing.
  • Assists Bank CRA Officer, Residential Mortgage Banking Manager, and Sales Manager in the development, implementation, and reporting of CRA-related loan tracking, loan programs and all CRA-related business development activities, including recommendations for additional loan programs and special financing offerings.
  • Assists with coordination and compilation of Residential Mortgage Lending for Mock CRA Exam for submission to the Executive Management Team to monitor and gage progress meeting Lending Test minimums in all state Assessment Areas, including recommendations for additional loan programs and special financing offerings.
  • Other duties as assigned.
