About The Position

Appalachian Field Service (AFS) is seeking an Acquisition Representative (Junior or Senior level) to support an electric utility client’s CES/Centralized Engineering projects in the Tucker, Georgia area. This role will support land acquisition efforts associated with securing easements for facilities impacted by Local and State DOT projects. The ideal candidate will be self-motivated, articulate, and personable, with strong organizational and data entry skills, and the ability to work effectively with landowners and internal stakeholders.

Requirements

  • Acquisition Representative (Senior) Requirements Works independently to complete acquisition tasks.
  • Conducts land rights acquisition, including reviewing ownership records, valuations, and construction plans.
  • Leads complex negotiations with property owners to meet project land rights objectives.
  • Resolves property owner concerns and disputes in a professional manner.
  • Documents title-related activities, including curative items, with accuracy and consistency.
  • Prepares and reviews acquisition offer documents with precision.
  • Creates accurate Exhibit A drawings as needed.
  • Must have a current Georgia Notary.
  • Acquisition Representative (Senior) Skills and Expertise Strong understanding of Georgia real estate law and eminent domain.
  • Ability to interpret construction plans, maps, and real property descriptions.
  • Experience determining appropriate easements and property rights.
  • Proficiency in Microsoft Office and applicable mapping software.
  • Must be proficient in English (spoken and written communication) with excellent grammatical skills; bilingual in Spanish is beneficial.
  • Must currently own or be willing to obtain a Windows-based laptop for work-related duties, as other systems are not compatible with AFS or client-required programs.

  • Acquisition Presentative (Junior) Requirements Works under the guidance of a client-designated representative to accomplish acquisition tasks.
  • Conducts land rights acquisition activities, including reviewing ownership records and construction plans.
  • Assists with negotiations and ongoing property owner communications.
  • Prepares acquisition offer documents and maintains accurate records.
  • Creates Exhibit A drawings as needed.
  • Must have a current Georgia Notary or be willing to obtain one upon selection.

  • Basic ability to interpret maps, construction prints, and property descriptions.

Responsibilities

  • Research property ownership, including locating and documenting correct vesting deeds, analyzing title reports, and running title forward to identify and confirm current ownership.
  • Create and manage parcels within the client’s designated system.
  • Establish and maintain contact with property owners, ensuring communication methods and timing align with property owner preferences.
  • Always identify themselves as representatives for the client in all communications with property owners.
  • Negotiate property rights in good faith in accordance with financial direction and client-standard templates.
  • Promptly notify the client’s designated representative of any potential property owner issues or public relations concerns.
  • Report all project activity in the client’s designated system within 24 hours.
  • Ensure proper execution processes are followed to obtain signatures on property rights documents in compliance with state law.
  • Submit check requests for property owner payments and obtain W-9s as required.
  • Upload all required documentation to the client’s designated system, including: Documentation required pursuant to project guidelines, suitable for e-filing where applicable. Vesting deeds, title reports, property plats, tax cards, verified contact information, Secretary of State documentation, probate documents, appraisals, and Exhibit A or Parcel Maps (as applicable). Daily communication notes. Properly executed easement or property rights documents within 24 hours of execution.
  • Review and interpret construction prints to support acquisition activities.
  • Participate in in-person meetings, landowner engagement, and document execution as required.
  • Travel as needed to support project requirements.
