About The Position

Fifteen Group Capital is seeking an Acquisition Associate to play a key role in sourcing, underwriting, and executing real estate acquisition opportunities across our portfolio markets in Florida, California, and Texas. This is a high-impact role for a sharp, deal-driven professional who thrives on financial analysis and transaction execution. Working directly with the Director of Investments and senior leadership, you will lead underwriting, manage due diligence, cultivate broker relationships, and help drive the firm's acquisition strategy across all three markets. If you want a front-row seat to every deal and real ownership over the acquisition process, this is it. Based at our Miami headquarters, you will evaluate and execute opportunities across our target markets with regular travel to Florida, California, and Texas for property tours, broker meetings, and due diligence.

Requirements

  • 4–6 years of experience in real estate acquisitions, investment banking, private equity, or commercial real estate
  • Demonstrated experience underwriting and closing real estate transactions
  • Expert-level financial modeling and quantitative analysis skills
  • Deep understanding of real estate acquisition principles, valuation methods, and transaction structures
  • Outstanding written and verbal communication skills with professional presence
  • Bachelor's degree in Finance, Real Estate, Economics, Business Administration, or related field

  • Master's degree, MBA, or advanced degree from a top-tier program
  • Experience with multifamily or commercial real estate acquisitions in California, Florida, or Texas
  • Background with institutional investors, private equity, or family office real estate
  • CFA, CAIA, or progress toward designation
  • Argus certification; real estate license in Florida or California a plus
  • Proficiency with Argus Enterprise, CoStar, RealPage, RCA, and CRM platforms

Responsibilities

  • Cultivate and maintain relationships with brokers, owners, and other deal flow sources across Florida, California, and Texas
  • Proactively source acquisition opportunities through market outreach and relationship development in all three target states
  • Screen inbound opportunities against investment criteria and prepare initial assessments
  • Monitor target markets for on-market and off-market opportunities and track competitive transactions
  • Manage deal pipeline and maintain database of opportunities and broker contacts
  • Lead financial underwriting and modeling for acquisition opportunities
  • Develop detailed cash flow projections, sensitivity analyses, and return calculations
  • Analyze rent rolls, operating statements, and historical financial performance
  • Underwrite value-add business plans including renovation budgets and rent growth assumptions
  • Model various debt structures, joint venture waterfalls, and exit scenarios
  • Manage comprehensive due diligence process for acquisitions under contract
  • Coordinate third-party reports including property condition assessments, environmental reviews, and appraisals
  • Review and analyze lease files, service contracts, and operating agreements
  • Conduct physical property inspections, document findings, and identify key risks and opportunities
  • Prepare due diligence summaries and recommendations for the investment committee
  • Conduct in-depth market research and submarket analysis across FL, CA, and TX utilizing CoStar, RealPage, and other data sources
  • Develop market intelligence reports and acquisition theses for target submarkets
  • Support negotiation of letters of intent and purchase agreements
  • Coordinate transaction process from contract execution through closing, including lender and legal coordination
  • Prepare investment committee memoranda, presentations, and lender packages
