A Watch Engineer is responsible for maintaining the physical functionality and safety of the facility in the continuing effort to deliver outstanding service.

Requirements

  • Valid Refrigeration System Operating Engineer (Q01/Q99) Certification
  • EPA 608 Universal Certification
  • HVAC Certification - FDNY Refrigeration Engineer Q01 qualification
  • S-12 Sprinkler System Certificate of Fitness
  • S-13 Standpipe System Certificate of Fitness
  • S-95 Supervision of Fire Alarms
  • F-01 Citywide Fireguard for Impairment Certificate of Fitness
  • P-98 Supervise Fuel Piping in Buildings
  • B-28/W-28 Supervision of Stationary Storage Battery Systems

Responsibilities

  • Monitors operation, maintains and repairs refrigeration plant, including chillers, cooling tower and air conditioning equipment; boilers, heating, ventilating and hot water equipment; pumps, valves, piping and filters; other mechanical and electrical equipment; reviewing logs as necessary to assure proper operation of equipment; responsible for reporting any problems/malfunctions on an as need basis. Performs preventive tasks when required. Oversees repair and P.M. of HVAC systems.
  • Perform preventative maintenance and repairs on common areas, event spaces, hotel suites, and residential condominiums. Track status of open maintenance issues using computer software, logbook, and other systems provided
  • Diligent testing and recording of water quality levels in the boilers, the condensers open/closed loop systems, along with corrective measures such as ensuring the chemical system is in local compliance and brand standards.
  • Utilize Building Management Systems and other technologies.
  • Monitor and analyze energy and utilities usage, including using energy management computer software to track efficiency of systems like boilers, chillers, cooling towers and lighting.
  • Calibrate controls, gauges, meters and equipment. Assemble, install, test, repair, and maintain electrical systems, electric wiring, pipe assemblies, plumbing and HVAC valves and appliances.
  • Identify and correct unsafe work procedures or conditions. Complete safety training and certifications to perform work tasks. Use proper equipment, wear appropriate personal protective clothing (PPE), and employ correct lifting procedures, as necessary to avoid injury.
  • Follow company and department safety and security policies and procedures to ensure a clean, safe, and secure environment. Follow Hazardous Material Management Program procedures for handling and disposing of chemicals, including using Safety Data Sheets (SDS)
  • Visually inspect tools, equipment, or machines. Perform preventative maintenance on tools and equipment, including cleaning and lubrication. Maintain proper maintenance inventory and requisition parts and supplies as needed.
  • Use the Lockout/Tagout system before performing any maintenance work.
  • Ensure that all flammable materials are stored in OSHA and EPA approved containment devices.
  • Comply with the life safety checklist, including completing the fire-pump run test and generator run test in accordance with local jurisdictions and company policies
  • Assist in training mechanical level and other departmental hires on equipment, policies, and procedures
  • Maintain proper maintenance inventory and requisition parts and supplies as needed
  • Maintain daily logs of operation, maintenance, and safety activities, including test results, instrument readings, and details of equipment malfunctions
