About The Position

The Vice President of Renovations & Facilities oversees maintenance operations, capital projects, and facility systems across the sun belt of the United States. This role ensures properties are safe, compliant, cost-efficient, and well-maintained. The position directly supports property operations and guest satisfaction, while contributing to long-term asset preservation and growth.

Requirements

  • 10+ years in multi-site facilities or residential property management
  • 5+ years in a supervisory role in maintenance or construction
  • Strong electrical, mechanical, HVAC, and fire/life safety systems knowledge
  • Proven experience managing extended stay room renovations, capital projects and budgets
  • Working knowledge of building codes, compliance, and vendor management
  • Ability to read and interpret technical drawings and consultant reports
  • Proficient in Microsoft Office and work order/asset management systems
  • Excellent communication, leadership, and organizational skills
  • Ability to travel, lift up to 50 lbs, and be on-call for emergencies as needed
  • Must be authorized to work in the U.S.

Responsibilities

  • Lead all Room Renovations planning, forecasting, budgeting and execution
  • Partner with Operations Team to identify Room Renovation needs and CapEx needs
  • Develop strategic tools to execute cost-efficient and timely Room Renovation program due diligence, analysis, forecasting and pipeline management
  • Develop executive level status tracking and management of all CapEx
  • Develop and manage facility maintenance budgets and capital improvement plans
  • Lead cost estimation, vendor selection, contract negotiation, and project execution
  • Approve estimates, POs, invoices, and change orders; manage R&M and CapEx
  • Lead RFP and contracting for national service vendors and CapEx vendors
  • Develop near and long-term strategic R&M and CapEx plans
  • Support Operations R&M and CapEx needs by scope, cost, terms and quality evaluation
  • Supervise preventive maintenance, repairs, inspections, and emergency responses
  • Ensure compliance with all safety codes and regulatory requirements (OSHA, local/state/federal)
  • Oversee work order intake, prioritization, and completion tracking
  • Maintain and audit digital asset management and PM systems
  • Interpret and manage architectural, structural, MEP, and civil plans
  • Deploy preventive programs (PTAC cleaning, sewer jetting, pressure washing, etc.)
  • Lead emergency facility responses and disaster preparedness plans
  • Manage and lead Directors, regional Facilities Managers, Project Managers, Supervisors, and Internal Maintenance Team
  • Oversee internal trades: HVAC, electrical, plumbing, and general maintenance
  • Develop and train staff on systems, safety, and standard procedures
  • Support facilities needs for acquisitions, dispositions, and new developments
