About The Position

The Vice President of Facilities provides executive leadership and strategic direction for all facilities and maintenance operations, long term asset preservation, capital projects, interior renovations, and value-add initiatives across a multifamily portfolio. This role ensures assets are well-maintained, compliant with company operating standards and continuously improved to support repositioning strategies, resident experience, and long-term portfolio performance.

Requirements

  • 10+ years of progressive leadership experience in multifamily facilities, capital projects, and interior renovation programs.
  • Proven experience building and implementing scalable systems and processes for facilities and maintenance operations across a portfolio.
  • Demonstrated success executing value-add strategies, capital improvements, and renovation programs.
  • Experience in budgeting, forecasting, and capital planning.
  • Deep knowledge of building systems, compliance requirements, and risk management in occupied multifamily environments.
  • Experience leading geographically dispersed teams and complex vendor and construction partnerships.
  • Proficiency with property management, CMMS, and project management software (e.g., Yardi, RealPage, or similar platforms).

Responsibilities

  • Design, implement, and continuously refine scalable systems, workflows, and standard operating procedures for facilities and maintenance operations across the portfolio.
  • Establish maintenance standards, service protocols, and performance benchmarks to drive consistency and accountability.
  • Develop KPIs and reporting frameworks to measure maintenance efficiency, asset condition, renovation progress, and capital performance.
  • Align facilities processes with broader company objectives, supporting growth, acquisitions, and operational scalability.
  • Oversee all operations of Middleton Meyers Construction Services team to ensure strategic alignment with property operations and efficient division of labor to ensure all work is completed timely, accurately and at a high quality.
  • Lead facilities strategy and execution for value-add business plans, including unit interior renovations, capital projects, and daily work orders.
  • Partner with Operations and Construction to scope, sequence, and prioritize renovation programs that drive NOI growth and asset repositioning.
  • Implement repeatable renovation workflows that minimize operational disruption and accelerate unit turns.
  • Oversee planning and execution of large-scale capital projects, including building system replacements, interior/exterior improvements, and infrastructure upgrades.
  • Lead long-term capital planning, reserve forecasting, and lifecycle asset management strategies.
  • Create structured processes for evaluating deferred maintenance, prioritizing capital needs, and forecasting future infrastructure investments.
  • Ensure all capital and renovation projects are delivered on time, within budget, and aligned with investment return objectives.
  • Assist with acquisition due diligence by evaluating the physical condition of properties, identifying deferred maintenance and capital expenditure requirements, and providing facility-related input during the investment review process.
  • Standardize preventive maintenance programs, service standards, and work order management processes across all communities.
  • Implement consistent procedures for inspections, quality assurance, and service response times.
  • Support on-site teams in resolving complex building systems issues and operational challenges.
  • Drive operational efficiency by introducing best-in-class maintenance practices and continuous process improvements.
  • Develop and oversee portfolio-wide facilities operating budgets and capital expenditure plans.
  • Partner with Finance and Operations on capital forecasting, renovation budgets, and ROI analysis.
  • Review and approve bids, scopes, and contracts for capital projects and interior renovations to ensure cost control and scope accuracy.
  • Implement standardized budgeting and forecasting processes for maintenance and capital planning.
  • Lead and mentor Director of Facilities and renovation Superintendents, building a scalable organizational structure to support portfolio growth.
  • Establish clear roles, accountability structures, division of labor and performance management processes for maintenance and construction services teams.
  • Drive training programs and operational playbooks that reinforce consistent execution and service excellence.
  • Support recruiting, succession planning, and leadership development within facilities and maintenance functions.
