About The Position

This construction executive is primarily responsible for driving the growth and profitability of the regional construction team, while meeting customer service goals and ensuring best practices of integrated project delivery. This role will collaborate with the Regional President and Sector Leaders to generate new Ryan development projects and third-party construction projects growing annual WIP revenue through strategic business planning and regional expansion. The role provides focus on strategic sectors representing approximately 70% of annual volume: corporate BTS; retailers; industrial; healthcare; and multifamily housing. Individual project sizes range from $1M to $200M+. The position reports primarily to the Senior Vice President of Operations for the Division, partners with other operations leaders on best practices, business development leaders to win work, and supervises all construction project management and field operations for the South Central region. Direct reports may include Directors of Construction, Project Executives, Project Managers and the Administrative Services Manager, while indirect reports include Preconstruction, Virtual Design Coordinator; and Regional Field Coordinator(s). Indirect report relationships are outlined within the Dashed-Line Definitions. Some things you can expect to do: Generate at minimum 3% Operating Company Net Profit from WIP volume per year ($12M based on $400M WIP volume). Focus on net margin % growth year-over-year. Responsible for construction P&L for the region. This includes ALL construction within the region unless specifically assigned on a project by project basis by the Division SVP to another region or to a Sector. Responsible for reviewing, negotiating and executing all construction contracts for work to be executed by the Region. Work with VPs of Development and Sector Leaders to promote and market technical specialties, concentrating efforts on five national market sectors of: Healthcare; Corporate Build-to-Suit; Retailers; Multifamily; and Industrial. Coordinate and collaborate with all regions and market sector execution teams to provide the best staffing to win and execute work regardless of the location of the work. In addition to providing solid execution for projects, this will also be done to develop staff and sector expertise. Assure sufficient and qualified preconstruction resources are available to collaborate with Sector Leaders and development teams to pursue qualified potential projects. Manage construction team resources to assure smooth transition from preconstruction team to construction team for awarded projects, especially as related to project budget; schedule; and customer relationships. Drive growth and development of entire construction team (project management, project coordinators, and superintendents) to provide skills and capacity necessary to pursue and execute qualified opportunities, especially in strategic sectors. Recruit new construction team members as required, achieving appropriate diversity recruiting goals. Assure that product type and construction type specialists are represented on the construction team. Promote career growth mentoring, training, and on-the-job training to all regional construction team members. Provide all with a path to advance in their roles and careers, along with training and experience opportunities as needed to demonstrate their readiness to advance. Promote annual goal setting, quarterly check-ins, and annual performance reviews, along with frequent interaction, to assure appropriate performance monitoring, feedback and accountability. Reinforce Ryan’s inclusive culture. Where appropriate, assure introduction of Ryan REM/RBS in early project stages. Assure appropriate REM/RBS involvement in project planning to optimize long-term building operations. Where appropriate, introduce Ryan A&E to 100% of project opportunities where client does not have a pre-existing design relationship. Collaboratively with regional A&E leadership, drive regional A&E growth through construction projects in sectors where A&E has experience and credibility. Work with Corporate Operational Excellence to identify, document and maintain consistent best practices of construction operations for the region, regularly monitoring and improving basic construction systems (estimating, scheduling, safety, cost, project management methods, risk management, quality, etc.). Assure that entire construction team adheres to and ensures standard process and technologies are implemented, including virtual design and construction, building integration modeling (BIM), integrated project delivery, enterprise resource planning, quality assurance programs, customer satisfaction measurement programs. Assure continued focus on project and personnel safety. Pursue annual reduction in regional safety (EMR) rating. Participate with the Regional President to develop annual strategic plans and operating budgets, to be approved and implemented. Be a leader within the external construction community, including active and visible trade association involvement. Periodic travel to corporate headquarters (MN) and jobsites.

Requirements

  • Advanced knowledge of estimating techniques, legal and insurance issues, and cost control.
  • Proven ability to manage various types and sizes of commercial projects.
  • People management skills, including the ability to effectively provide direction and mentor others.
  • Four-year college degree in construction management, engineering, real estate management, or related field.
  • 15+ years of commercial construction experience in a design-build or negotiated construction environment strongly preferred.
  • Experience in leading construction operations, business development, estimating and/or field management, in multiple geographic locations.
