About The Position

Prologis is seeking a V ice P resident , Development for our Mountain Southwest Markets – Phoenix, Las Vegas, and Reno . This Officer position takes responsibility for managing development activities for land and building developments including site pursuit, land due diligence, entitlement, design, and construction of industrial / warehouse facilities (both speculative and build‐to‐suit) and associated tenant improvements for all ground-up projects in those markets. In addition to leading key projects, t his individual will potentially coach a team of development management professionals ensuring development portfolio delivery . Responsibilities include forecasting development activities, providing cost and schedule information for investment memos, leading the technical side of the entitlement process, design management and optimization, contractor bidding, and construction management . Key success factors include: partnering with the local deployment team, enabling excellent communication with regional stakeholders, innovating and implementing development best practices, and active mentoring and management of a best-in-class development team. The position requires a high degree of energy, enthusiasm, an outgoing personality, technical competence, and professionalism. The position is preferred to reside in the Phoenix , Arizona office and interact daily with Prologis development, deployment, and leasing teams. The position reports to the VP Development Officer for the Mountain Southwest market .

Requirements

  • 1 0 + years of experience working in the field of land development and/or construction management.
  • If education is strictly in engineering, architecture or real estate development, applicant should have a minimum of three concurrent years’ experience working on construction projects.
  • Project management experience with a general contractor or owners representative is preferred.
  • I ndustrial experience with three or more of the following products desired: speculative warehouse, manufacturing, e-commerce, 3PL, data center, industrial outdoor storage.
  • Be able to travel up locally up to 50 % of the time and regionally up to 30% of the time .

Nice To Haves

  • Bachelor of Science in Construction Management, Architecture, Urban Planning or Engineering is desired, but not required.
  • Deep knowledge and experience on the Pre-development phase- Due Diligence, Entitlements, Design, Permitting, Budgeting and Scheduling.
  • Be proactive in approaching solutions and problem solving.
  • Be self‐motivated and have the ability to multi‐task and prioritize with minimal direction.
  • Be an enthusiastic team player and customer service oriented.
  • Promote a positive, can do attitude with a real focus on efficiency and effectiveness.
  • Work and manage a team well under pressure.
  • Display excellent written and verbal communication skills.
  • Maintain computer proficiency: Excel, Word, Outlook, PowerPoint, MS Project, Google Earth.
  • BIM/Adobe Acrobat desirable but not required.

Responsibilities

  • Managing all development aspects for s peculative vertical, land infrastructure and build-to-suit projects including the entitlement, design , permitting and construction processes.
  • Lead and be accountable for every facet of the development process including:
  • Partnering with the Investment Officer in evaluating land and building acquisitions
  • Engaging and managing design professionals and consultants
  • Developing schedule, budget and plans for projects ranging in cost from $100,000 to $500,000,000+.
  • Lead ing project municipal approvals process from acquisition, and entitlements through project permitting
  • Provid ing conceptual and pre-construction estimating for all aspects of development .
  • Manag ing procurement of project permits and approvals.
  • Conduct ing bid RFPs, contractor negotiations, and award process for construction work.
  • Lead ing r egula r project team meetings and conduct onsite inspections of progress, safety & quality .
  • Ensur ing proper project closeout and transition to property management team .
  • Effectively communicat ing prudent information regarding project status to team members and senior leadership throughout the company .
  • Develop and strengthen relationships with local jurisdictions, general contractors and design consultants.
  • Monitor trends in the local construction market including materials pricing, labor costs, labor availability, and trade partner relationships.
  • Ensure customer satisfaction and exceed customers’ expectations on each project.
  • Collaboration with all internal stakeholders; such as Global Development, Capital Deployment, Legal, Customer Led Development (CLD), Procurement, Leasing and Regional Property Management , Energy, Mobility, Essentials, etc.
  • Mentoring and leading junior colleagues by providing feedback, supervising performance, sharing expertise and honing judgement skills.
  • Drive impact of lean construction, GC bid negotiations and design optimization against targets.
  • Research design, construction alternatives, and value engineering opportunities that will drive innovation in Prologis’ developments without compromising functionality or life cycle costs.
