This career opportunity is for a Senior Associate to join the Fractional Interests team within the Valuation Advisory Services practice. CohnReznick operates as a hybrid firm, encouraging professionals to be in the office/together in person on average 3 days a week for collaboration. Requirements

  • Bachelor’s degree in Real Estate, Finance, Economics, Business Administration, Urban Planning, or a related field
  • 3+ years of experience preparing real estate market studies and/or consulting analyses, with a focus on multifamily housing
  • Strong understanding of real estate market fundamentals, including supply and demand dynamics, absorption analysis, and rent positioning
  • Advanced proficiency in Excel, including the ability to build and audit analytical models
  • Experience using market research and data platforms such as CoStar, MLS, Esri, Census/ACS, or similar sources
  • Familiarity with narrative report writing and market study presentation standards
  • Excellent analytical, organizational, and problem‑solving skills, with strong attention to detail
  • Ability to manage multiple engagements concurrently and meet client and agency deadlines

Nice To Haves

  • Prior experience with affordable housing market studies (LIHTC, HUD, or other subsidized housing programs) strongly preferred

Responsibilities

  • Design and define the scope of work for market study engagements, including affordable, mixed‑income, and market‑rate multifamily developments
  • Independently complete market studies, including primary and secondary market area delineation, demographic and economic analysis, competitive supply analysis, demand and absorption analysis, and achievable rent conclusions
  • Prepare and review narrative market study reports in compliance with applicable program requirements (e.g., LIHTC, HUD, state housing agencies, and NCHMA guidelines)
  • Perform site inspections and competitive property surveys, including verification of unit mixes, rents, amenity packages, and overall market positioning
  • Apply valuation and real estate principles as needed to support market conclusions, including understanding of income, sales, and cost considerations where relevant
  • Ensure quality control, technical accuracy, and internal consistency of client deliverables prior to issuance
  • Develop and maintain Excel‑based analytical models to support rent, demand, and absorption analyses
  • Assist with improving internal market study processes, templates, and analytical tools
  • Coordinate with senior team members and clients to meet engagement timelines and respond to reviewer or agency comments
  • Mentor and support junior staff with data collection, analysis, and report preparation
