About The Position

We are looking for a highly organized and detail-driven Turn Scope Reviewer to join our Construction Operations team at Darwin Homes. In this role, you will serve as the quality gate between vendor-submitted scopes and owner approval across three distinct client portfolios. You will be responsible for ensuring scopes are submitted on time, reviewed thoroughly for accuracy and completeness, and submitted to clients in a clean and professional manner. This is a critical role that directly impacts turn speed, budget adherence, and leasing readiness across our portfolio.

Requirements

  • 2–4 years of experience in construction operations, property management, or a related field with exposure to scope of work review or vendor management.
  • Strong working knowledge of residential repair and renovation scopes, including trade categories such as flooring, paint, HVAC, plumbing, and appliances.
  • Exceptional attention to detail with the ability to identify inaccuracies, gaps, or cost irregularities in vendor-submitted scopes.
  • Proven ability to manage multiple concurrent workstreams across different client portfolios without sacrificing quality or speed.
  • Strong written and verbal communication skills for client-facing scope submissions and internal escalations.
  • Comfortable working in a fast-paced, deadline-driven environment with shifting priorities.
  • Proficiency in property or construction management platforms (SuiteSpot experience a plus).

Nice To Haves

  • Experience working with SFR (single-family rental) portfolios or institutional property management clients.
  • Familiarity with turn management workflows, including move-out processes, dispatch stages, and rent-ready standards.
  • Prior involvement in scope auditing, vendor performance management, or cost control initiatives.
  • Experience working across multiple client portfolios simultaneously with differentiated standards.

Responsibilities

  • Review and audit vendor-submitted scopes across three client portfolios, ensuring accuracy, completeness, and alignment with property condition and established cost standards.
  • Monitor scope submission timelines and hold vendors accountable to day 3 submission targets from the start of each turn.
  • Conduct thorough line-item audits of each scope, identifying discrepancies, missing items, inflated costs, or non-standard work prior to client submission.
  • Submit reviewed and approved scopes to the appropriate client for owner approval in a timely, professional, and well-documented manner.
  • Partner with Turn Coordinators to ensure stage movement into Scope Review is executed promptly after vendor upload.
  • Serve as the primary escalation point for scope-related issues, communicating proactively with the Senior Manager when timelines are at risk.
  • Maintain backlog visibility and prioritize reviews based on ECD deadlines, client urgency, and leasing timelines.
  • Support process improvement efforts by identifying recurring scope quality issues and contributing to vendor feedback loops.
  • Document scope review outcomes, approval statuses, and any client feedback in the turn management system (SuiteSpot).
