About The Position

We are currently seeking a Turns Operations Manager for our Residential Maintenance Department responsible for managing and controlling assigned projects and costs. This includes overseeing unit turn operations, site safety, productivity, scheduling, quality work, and trade contractor and supplier coordination to complete quality deliverables within expected production goals, and budget. This position is also responsible for managing make ready personnel and sub-contractors.

Requirements

  • Must have thorough knowledge of General Contracts, Subcontracts, and specifications.
  • Minimum two-year college degree in Maintenance field, Management or related field experience.
  • Minimum five years of experience in Maintenance.
  • Minimum three years supervisory experience.
  • Possess valid driver’s license.

  • Strong Problem solving and analysis skills.
  • Project Management knowledge and experience.
  • Strong written and verbal communication skills.
  • Computer skills including proficiency in Microsoft Office, Microsoft Project, and scheduling software.

Responsibilities

  • Providing leadership and establishing and maintaining effective and positive relationships with contractors, tenants, employees, vendors, leasing staff and the public.
  • Directing all make ready personnel to deliver Reybold quality units in a timely manner.
  • Scheduling vendors with input from subordinate field staff
  • Verifying Turn Supervisor and Turn Lead and subcontractors are compliant with contractual requirements prior to beginning any projects, including safety requirements.
  • Watching for and correcting safety hazards on the job site.
  • Collaborating with the Director of Maintenance on the supervision of the turn department
  • Defining the scope of work, estimating materials, equipment, and manpower needed for a specific project and adjusting tasks as necessary.
  • Processing purchase, invoices orders and ensuring other department employees are compliant.
  • Create reports/spreadsheets and report on department productivity regularly.
  • Coordinate with Leasing staff on turn priorities.
  • Troubleshooting and addressing equipment repairs
  • Determining work priorities and coordinating work activities.
  • Coaching and developing employees for growth.
  • Identifying and addressing customer and field personnel concerns.
  • Supervising additional projects as required.
