About The Position

The Transition Managers primary responsibility is to manage the new property takeover tasks for stabilized and lease-ups for RangeWater and 3rd Party ownership. Responsible for facilitating the setup of preferred vendor accounts, program implementation, and client contact during property transition.

Requirements

  • Bachelor’s degree preferred.
  • 3 years of experience as a manager of multi-family product.
  • Employment history that demonstrates the application of property management, sales, marketing, and customer service background sufficient to manage the day-to-day operation of an apartment community, resolve customer complaints and issues, complete financial records, documents, and reports, increase sales revenues, and coordinate the work of a team.
  • Demonstrated understanding of property operations and of lease terms and lease enforcement, including collections.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
  • Demonstrated proficiency in Internet, word processing, spreadsheet, and database management programs in order to complete required reports and employment documents.
  • Strong proficiency in using property management software (preferably Yardi and/or One Site).
  • Current valid driver’s license is required.

  • While performing the duties of this job, the employee is regularly required to use hands to finger, type, handle, or feel and talk or hear. The employee is frequently required to stand; walk; reach with hands and arms, and climb, stoop, or squat. The employee is intermittently required to sit.
  • Incumbents must be able to physically access all exterior and interior parts of the property and amenities. Must be able to operate golf carts at properties with golf carts, walk extended distances and navigate stairs to multiple levels daily. Must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance.
  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
  • Local and non-local travel may be required to attend training classes, or other situations necessary for the accomplishment of some or all the daily responsibilities of this position.

Responsibilities

  • Works with Directors to maintain and manage the transition tasks and checklists.
  • Facilitates account setup and training with vendor partners.
  • Acts as point of contact between Regional Directors and vendor partners throughout transition process.
  • 30 Day Follow Up Initiative – responsible for following up on property operations from takeover day through post 30 days. Follow up initiative includes resident delinquency, renewals, service requests, due diligence findings and corrections, software updates, key audit, make ready units and occupancy and leasing goals.
  • Works with Regional Managers to execute final takeover memo for client post 30 days of transition. Final takeover memo to recap summary of transition, Leasing and Marketing Strategy, Staffing, Property Assessment, Operations and Maintenance, Financial Assessment, and Payables/Receivables.
  • Represents RangeWater during the transition and beyond acting as the liaison between onsite associates and RangeWater corporate office.
  • Collaborates with Regional Managers to complete the utility related tasks for property transitions.
  • Develops rapport with preferred clients, works closely as a client point of contact.
  • Supports Directors with client communication and data collection.
  • Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater Residential’s policies and performance expectations.
  • Other duties as assigned.
