SUMMARY: We're seeking a highly organized and detail-oriented Wholesale Closing Coordinator to support our growing Third-Party Origination channel. This is a fast-paced, deadline-driven role responsible for ensuring loan files are accurate, compliant, and fully prepared for Resubmission to Underwriting, Clear-to-Close, Closing, and Funding. You'll work closely with internal and external partners to keep loans moving efficiently through the pipeline. The ideal candidate is a strong communicator who thrives in a dynamic environment and proactively identifies issues before they impact timelines. As the channel continues to expand, responsibilities and workflows will continue to evolve. You'll work within today's established processes while helping refine and enhance them over time. We're looking for someone who is adaptable, embraces change, and contributes to continuous process improvement by spotting inefficiencies and recommending meaningful enhancements. ESSENTIAL JOB FUNCTIONS: CD Readiness & Pre-Closing Review Review title fees, HOI, taxes, HOA dues, vesting, and settlement details for accuracy. Validate LE-to-CD consistency, lender credits, APR fees, and TRID tolerance requirements. Confirm borrower information, property details, and documentation completeness. Coordination & Communication Partner with Account Managers, AEs, and Brokers on timelines, expectations, and outstanding items. Coordinate directly with Title/Escrow on settlement statements, payoffs, fees, and vesting updates. Maintain accurate ECD/COE timelines and monitor lock expirations. Communicate CD requirements and updates to internal and external partners. Proactively gather payoffs, invoices, HOI, subordinations, and any items required for closing. CD Balancing & Settlement Support Prepare and enter all relevant fees and calculations into the LOS. Identify discrepancies or prohibited fees before files move to Closing. Review preliminary ALTA/CD drafts and request corrections as needed. Redisclosures & Change-of-Circumstance (COC) Management Identify when file changes require a revised CD. Collect and validate updated invoices, payoffs, title updates, pricing changes, and other supporting documentation. Issue revised CDs within TRID timelines and communicate updates to all parties. Readiness-to-Fund Validate wire instructions, final HOI, title documents, and funding conditions. Complete pre-closing review checklists and confirm cash-to-close accuracy. Support closing package redraw needs and monitor redraw timelines. Compliance & Documentation Control Monitor TRID timing, LE/CD requirements, and compliance conditions. Maintain a clean, accurate, audit-ready eFolder. Clear system alerts and verify all required participants and file contacts. Ensure property address and borrower information match across documents. Sales Contract, Fees & Funds Validation Review contract terms, concessions, addendums, and COE dates. Validate taxes, HOA documentation, credits, and fees to ensure program compliance. Review CD requests, funding dates, and related documentation. Lock, Pricing & Disclosure Alignment Confirm lock updates, pricing adjustments, and exception approvals. Monitor lock expirations and ensure lock coverage through closing. Validate Initial CD timing requirements. Other duties as assigned.
