About The Position

About NEHD: New England Homes for the Deaf, founded in 1901, is a life plan community that offers a continuum of care to Deaf, Deafblind, and hard of hearing seniors, including independent living, rest home, skilled nursing community, Deaf senior centers, short-term rehabilitation services, respite care services and hospice care. The New England Homes for the Deaf mission is to provide long term healthcare, housing, recreational activities and social support for Deaf, Deafblind and hard of hearing individuals in an accessible, barrier-free, and culturally sensitive environment with optimal communication and architectural resources. Must be available to work 20-25 hours per week on site.

Ability to coordinate daily referrals.
Ability to advocate for the rights of our Deaf residents.
Ability to exercise discretion in handling confidential information (i.e. HIPAA).
Strong computer skills including Microsoft Word, Excel, Access, and Outlook.

Nice To Haves

Knowledge of American Sign Language, Deaf Culture, and Interpreter practices strongly preferred.
Perform other duties as assigned by the Communications Director.

Responsibilities

In cooperation with NEHD Maintenance Director, responsible for physical condition of the building and grounds.
Perform regular visual inspections of the building daily.
Coordinate all mandatory inspections (as regulated by Town of Danvers and HUD).
Maintain good relations between tenants and staff.
To work jointly with Maintenance to organize, direct and coordinate needed projects.
Solicit, receive and process rental applications and participate in selection of tenants. Includes interviewing prospective tenants, showing apartments, verifying income and assets, preparing leases, HUD/MHFA forms for certification. Also includes initial inspection and orientation.
Responsible for all tenant records to be in compliance with HUD regulations.
Perform certifications financial certification of new tenants in compliance with all applicable regulations.
Perform annual re-certifications of current tenants.
Preparation of vacancy notice including final inspection and billing for damages.
Maintenance of up-to-date wait list.
Record all rent and tenant transactions in the RealPage system
Regularly qualify for the access to and use of the EIV system.
Collect rent payments from residents.
Submit monthly request to HUD for subsidiary payments.
Participate in the budget and annual audit as directed by the NEHD Director F&A and respond timely to accounting department regarding bank reconciliation items.
Work with Tenant Council to resolve any concerns or complaints.
Plan and attend and participate in any tenant-required meetings.
Notification to tenants, including any lease addenda required.
Recruit tenants to volunteer in the activities in and around the building (Thompson House).
Perform other duties as assigned by the Communications Director.
Maintenance of work order system, including work order log.
Follow-up on service requests where necessary.
Regular inspection of the property and delegation of janitorial tasks.
Personal contact and follow-up as needed on issues involving violations of building rules or the occupancy agreement. Includes the responsibility of scheduling and holding conferences with family and/or outside agencies.
Personal contact and follow-up as needed on tenant complaints in an effort to minimize individual problems residents may have in their dealings with one another and integrating into the community.
Coordinate with residents the provision of activities for the building; assessing needs and interest of residents; being knowledgeable about the activities and services available in the larger community and sharing the information and offering encouragement.
Maintain contact with the Communications Director to ensure that he/she is properly informed of the operation of the site and feel confident that you are operating their site efficiently and in accordance with the ownership goals.
Attend and complete all mandatory education requirements by NEHD.
