RESPONSIBILITIES: Management of Tenant related predevelopment, design and construction activities with the following defined job responsibilities:

Responsibilities

  • Abstract leases and track critical dates and Landlord delivery obligations.
  • Schedule and distribute Official Notices (Delivery, Turnover, Default, etc.).
  • Process Tenant Allowances and distribute Closeout Documents.
  • Facilitate Pre-Construction Meetings with Tenant.
  • Distribute Landlord shell and site plans for Tenants’ use in designs.
  • Negotiate “Tenant Approval Packages” (elevations, building and site layout, hardscape/landscape, etc.) (Anchors/Majors/Shops/Pads).
  • Coordination/distribution of Tenant/Pad prototype plans.
  • Coordinate Landlord approval of Tenants’ Contract Documents in accordance with project Design Guidelines.
  • Liaison to Tenants’ Design/Planning counterparts (Anchors/Majors/Shops/Pads).
  • Facilitate Pad turnovers.
  • Facilitate Pre-Construction Meetings with Tenants and property management.
  • Address any field coordination issues.
  • Monitor Tenant Construction activity.
  • Facilitate Turnover walk-thrus and monitor Punch List completion.
  • Monitor Tenant Construction activity.
  • Monitor the timely receipt and completeness of offsite utility permits, onsite utility permits, building utility service permits, Tenant Improvement utility permits, etc. to facilitate construction continuity and maintain project schedules.
  • Coordinate with the municipalities and utilities with regard to their respective inspection processes and subsequent occupancy requirements.
  • Monitor the Permit Process and utilities Design Consultants throughout the building permit approval process.
  • Coordinate with the municipalities and utilities with regard to their respective inspection processes and subsequent occupancy requirements.
  • Distribute Sign Plans and process Tenant sign submittals (Shops/Pads).
  • Process Landlord approval of Tenant signage (Anchors/Reverse Build Majors/Shops/Pads).
  • Coordinate and maintain Site Signage Programs.
