Belonging is at the heart of our culture of caring, integrity and excellence and is a driving force behind our entrepreneurial spirit and creativity.   Greystone is seeking a Tax and Insurance Manager who will be responsible for monitoring the status of Tax and Insurance for a portfolio of specially serviced CMBS and Freddie Mac loans. Key responsibilities include ensuring timely tax payments, and maintaining compliant insurance coverage is in accordance with loan documents, servicing contracts, government-sponsored enterprise (GSE) guides, internal policies and procedures, and applicable regulations. The Tax and Insurance Manager will serve as a subject matter expert on tax and insurance concepts including underwriting principles and claim management. The Tax and Insurance Manager will independently manage tax matters, complex insurance reviews, compliance determinations, waivers, and lender requirements while partnering closely with asset management and legal teams.

Requirements

  • Bachelor’s degree from an accredited college or university.
  • Five (5) plus years of relevant experience in commercial real estate, with a clear understanding of different property types, as well as tax and insurance processing and monitoring practices.
  • Strong verbal and written communication skills.
  • Demonstrated ability to achieve results in a dynamic setting.
  • Strong organizational and administrative skills that reflect attention to detail and the ability to prioritize amidst competing demands.
  • Ability to manage sensitive information while upholding privacy and maintaining confidentiality.
  • Ability to handle workload and special projects efficiently.
  • Ability to work both independently and within a team environment.

Responsibilities

  • Monitor status of real estate taxes and ensure timely payment in accordance with established deadlines.
  • Process tax payment disbursement requests and accurately record all tax payments in the system of record.
  • Collaborate with third-party vendors to protest taxes in REO assets.
  • Negotiate REO and special risk policies with brokers and carriers to enhance insurance coverage and achieve cost efficiencies; direct insurance claims in collaboration with adjusters and legal counsel on high-severity and litigated matters.
  • Coordinate with borrowers and insurance agents to audit and verify insurance certificates and policies for new loans, ensuring compliance with all requirements.
  • Correspond with borrowers, insurance agents, and insurance companies to resolve insurance issues or discrepancies; provide guidance regarding implications of exceptions or gaps in coverage.
  • Maintain elevated relationships with internal and external parties, which may also include vendors, outside counsel, agencies, master/special servicers and investors.
  • Provides advice and guidance to underwriters and asset managers regarding risk implications of any such exceptions or gaps in insurance coverage.
  • Support assumption and transaction teams through pre-close insurance due diligence by proactively identifying and resolving risks prior to funding, while coordinating insurance payments, escrow releases, and vendor assignments.
  • Play a key role in team leadership and cross-functional coordination, interacting with internal departments as needed to resolve issues or discrepancies related to insurance.
  • Identify and implement process, policy, and technology improvements and best practices to increase efficiency and reduce operational risk.
  • Supports audits, regulatory reviews, and internal compliance initiatives.
  • Lead the annual insurance renewal process, including strategy development, broker coordination.
  • Conduct comprehensive quality assurance reviews of commercial loans, analyzing processes to ensure compliance and identify opportunities for operational improvement, providing recommendations to enhance effectiveness.
  • Work closely with management to refine work procedures, policies, and methods, providing strategic input to ensure alignment with regulatory requirements and industry best practices.
