The beating heart of global supply chains are the logistic real estate assets that aggregate, store, sort, and deliver products. We are that heart. As the world’s leader in logistics real estate solutions, Prologis’ partnership with our customers is essential to the flow of goods with 2.5% of the world’s GDP flowing through our warehouse. The emergence of data centers and Artificial Intelligence presents new growth opportunities for Prologis. The need to decarbonize the economy and the opportunities presented by electrification are causing a seismic shift across the energy sector. Electric utilities, saddled with ageing infrastructure and increasingly volatile and frequent weather events, are struggling to deliver affordable, available and reliable electricity to the C&I sector. At the same time, the energy needs of our traditional warehouse customers and emerging data center customers are changing, requiring energy products and services to, for example, decarbonize their fleets, provide back-up power to ensure power quality and resilience, and manage their energy bills. Electric utilities are not currently able to provide the critical infrastructure required to meet our tenants’ current and future energy needs of affordability, reliability, decarbonization and resilience. This is creating a market for behind the meter energy assets that is sized at around $7 billion for the US in 2025 – with the market projected to grow to over $28 billion by 2033. Prologis has a unique opportunity to leverage its real estate, development platform, renewable energy expertise, and customer base to build and scale a set “build to suit” energy products and services that meet the needs of Prologis’s tenants, support an affordable and reliable grid, and provide valuable energy services to off premise customers – all while creating financial and branding value to support the growth of the core Prologis real estate business. What is needed to do this: Define and articulate vision, mission, and objectives of the Prologis Emerging Energy Products and Services business lines (e.g. Microgrids, Modular Data Centers) Stand up new business lines including developing the business model, operating model and building and managing a high performing commercial and operational team. Immediate focus on re-positioning the mobility business for longer term profitable growth and financial health, exploring business opportunities to test and scale energy related modular data center products, and accelerating behind the meter energy solutions and bulk power for large-scale data centers. Set business line goals, including business development roadmap, costs and pricing targets, product performance goals, revenue growth goals, and other business objectives. Lead transaction, policy and investment due diligence and structuring in collaboration with internal and external advisors. Define and monitor key performance indicators (KPIs) to drive continuous product improvement and innovation, as well as ensure the offerings both support and are integrated with the company’s overall strategy vision. Regularly collaborate, report-out, and present (deals, product expansions, milestones, and KPIs) to the Governance Committee. Lead customer engagement strategy, qualify and develop new business opportunities. Develop and maintain relationships with key customer contacts. Manage budget, revenue, expenses, external financing, reporting, and auditing. Develop network of suppliers, partners, utilities, government agencies and OEM’s that support the EV ecosystem. Participate in public presentations to a wide array of audiences including customers, partners utilities, governments and local agencies. Understand and manage grant processes across behind the meter energy solutions. Collaborate with Sales, Marketing, Finance, and Operations in developing and executing product plans. Manage communication and implement engagement strategies for customer interactions in coordination with Prologis’ existing Customer Engagement Teams and Prologis Essentials sales teams. Ensure emerging energy products and services are leveraging and integrated with Prologis’ existing energy capabilities including solar and battery storage to ensure we are maximizing the value created.

Requirements

  • 10+ years’ experience in the electric utility, energy, EV, charging infrastructure and working with C&I customers (including data centers) in delivering their energy needs.
  • Desire to work in a fast-paced culture that values agility, innovation, integrity and entrepreneurial spirit.
  • Leading a team of origination, development and project finance professionals, especially as it relates to energy infrastructure, distributed energy technologies and charging infrastructure.
  • Deep understanding of how emerging energy technologies, commercial operations, policy, and economics influence customer decision making and enterprise profitability.
  • Demonstrated experience leading complex transactions and creating strategic, collaborative partnerships to deliver innovative, repeatable and scalable solutions.
  • Collaboration and communication skills that simplify technical complexity to build consensus and trust with a range of audiences, including C-Suite executives.
  • Coaching and mentoring skills to build and lead a culturally, professionally and geographically diverse team.
