About The Position

The Surveillance Analyst supports ongoing credit and loan surveillance by analyzing borrower financial reporting, validating performance metrics, identifying material variances and risks, and documenting conclusions in alignment with investor and internal standards to ensure accurate, timely portfolio oversight currently comprised of approximately 1,000 commercial loans.

Requirements

  • Bachelor’s degree in Finance, Real Estate or Accounting preferred
  • 0 - 2 years of loan servicing experience, predominantly commercial real estate loan servicing for multiple capital sources/investors, particularly GSE’s
  • Working knowledge of commercial real estate finance including an understanding of all types of loans, property types and real estate lenders
  • Some knowledge of commercial mortgage loan oversight, including but not limited to: loan documents, property financial statement and rent roll analysis, property inspections
  • Self-starter with demonstrated problem-solving abilities
  • Strong verbal and written communications skills
  • Accuracy oriented with a sense of urgency and strong focus on customer service
  • Ability to work in a fast paced, monotonous and deadline driven environment

Responsibilities

  • Perform timely, accurate review of borrower operating statements and rent rolls for assigned loans and property types, ensuring completeness and consistency of reported data.
  • Apply established normalization, adjustment, and reporting methodologies in accordance with investor/GSE guidelines.
  • Analyze borrower financial performance and identify material variances in income, expenses, net operating income (NOI), capital expenditures (CapEx), and debt service coverage ratio (DSCR), with clear, well-supported documentation of findings.
  • Work with borrowers to satisfy requests, as well as to ensure that required documents and reports are submitted correctly and timely.
  • Review work done by outsourcing vendors for quality and compliance with company guidelines.
  • Input data into GSE web sites/portals.
  • Maintain strict compliance with the company’s policies and procedures, with an ongoing focus on improving processes and procedures as opportunities arise.
  • Ensure that all training needs, both technical and interpersonal, are met in a timely manner.
  • Participate in loan surveillance and other departmental projects as needed.
