The Building Operations Foreman - TWC plans, schedules and coordinates the maintenance activities of facilities and ensures safe, efficient and quality work is performed. This role is also responsible for handling day-to-day operations and supervising the technician staff of assigned facilities. Requirements

  • High School Diploma or GED
  • a minimum of eight (8) years of experience in the HVAC industry to include installation, repair or maintenance with a minimum of five (5) years experience in building operations with emphasis on electrical, plumbing and HVAC systems, including compressors, chillers, boilers, air handling units and other equipment.
  • Must be willing to work after hours, on-call rotations, nights, weekend shifts and holiday as the need arises
  • Demonstrates excellent organizational/interpersonal skills and safety as the utmost priority
  • Proficiency in Microsoft Applications and PC skills
  • Possesses EPA refrigerant certification
  • Must have Mechanical Journeyman license with the State of Oklahoma, a State Boiler Operators license, and a first class Engineer's license with City of Tulsa
  • Ability to read plans and schematics and troubleshoot building systems
  • Demonstrates ability to supervise personnel, prepare work schedules and communicate effectively
  • This role includes work performed within a facility regulated by the Federal Deposit Insurance Corporation (FDIC). Accordingly, successful completion of a background investigation conducted through the FDIC is required as a condition for obtaining an additional access badge.

Responsibilities

  • Maintains accurate records, files, reports, equipment and drawing files for building operations which can include reviewing timesheets to ensure that facility is adequately staffed at all times
  • Follows all requirements for safety, insurance and code requirements
  • Manages technician work orders and work requests; assists and supervises the maintenance and repair of all mechanical, electrical, plumbing, HVAC and other related equipment in the facility
  • Reviews preventative maintenance and equipment log sheets and monitors work to ensure it is completed in accordance with department standards
  • Coordinates purchasing parts and supplies for maintenance activities; assists others in negotiating with suppliers, vendors, and contractors for purchase agreements, pricing commitments, and contracts
  • Supervises special work performed by outside contractors and reports any deviancies from company standards to leaders
  • Other duties as assigned
