About The Position

The Trades SME provides technical and production leadership to standardize and accelerate trade execution across JPI’s multifamily projects, from horizontal and rough through exterior dry-in and finish scopes. This role leads general and site-specific planning, startup enablement, develops takt sequencing and logistics strategies, project and phase readiness gates, quality checkpoints, and risk mitigation for concrete, framing, exteriors, drywall & finishes scopes. In addition to ensuring field teams receive complete, accurate startup packages, this role minimizes risk, improves consistency, and enables predictable production across defined scopes. This is a field-facing enablement role: the SME equips Superintendents with a complete, repeatable rough-production playbook and startup package. The SME is a support function for the field teams, not for day-to-day coverage. The Trades SME has authority to set and enforce production standards for the company, define project and phase readiness gates, and require corrective action plans when standards or takt commitments are at risk.

Requirements

  • 10+ years in multifamily field production and/or startup planning across at least two scope families, with a working knowledge across all four (concrete, framing, exteriors, drywall & finishes)
  • Knowledge of concrete, wood/metal framing methods, rated assemblies, shafts, deflection details, drywall systems and finishing standards
  • Strong planning mindset (takt/zone flow), logistics, constraints management, and inspection sequencing
  • Procore (or similar), Bluebeam, scheduling/planning tools, Excel/Sheets
  • Ability to produce clear checklists and startup packages
  • High EQ field influence, crisp communication, able to teach and standardize without “taking over” operations

Responsibilities

  • Projects launch each supported scope with a complete start-up package (takt/zone plan, logistics, material flow, safety, and QC checkpoints) by the required milestone
  • Readiness gates prevent “start and stop” mobilizations; crews mobilize into ready conditions with clear handoffs and inspection
  • Cycle-time and schedule reliability improves (planned vs actual by zone/building), supported by practical recovery plans when drift occurs
  • First-pass acceptance improves across critical checkpoints (subgrade/pre-pour, close-in readiness, envelope continuity checks)
  • Rework and punch are reduced through defect prevention routines (top defects tracked, root cause addressed, standards updated)
  • Standards, templates, and checklist libraries remain current and are consistently used across projects/regions
  • Develop project-specific comprehensive takt and logistics plans in collaboration with Trades leadership and OSC technical & taktical teams, including sequencing rules, takt/zone flow, crew deployment models, handoff discipline, and inspection milestones
  • Define production zones and deployment strategies across framing and drywall to enable flow-based production; define logistics plans (staging, hoisting, access, material flow plans) and integrate them into production plans
  • Confirm key performance drivers: safety, constructability & flow by building type, unit mix, corridor strategy, stair cores, ceiling heights, etc.
  • Facilitate subcontractor onboarding and ensure project-specific training as required for all aspects of self-perform scopes within concrete, framing, exteriors, drywall & finishes
  • Identify high-risk details and constraints early and ensure mitigation plans are built before mobilization
  • Validate scope completeness and assumptions, inclusions/exclusions, and constructability of each trade, including take-offs, for each package across the four scope families
  • Review labor plans, supplier capabilities, manufacturer requirements, and system-specific installation sequences
  • Support buyout alignment of labor and materials, install means & methods, sequencing, manpower assumptions, production rates by confirming alignment with installation methods, manufacturer requirements, warranty provisions
  • Identify coordination needs with structural, mechanical, and architectural elements affecting production continuity
  • Evaluate any special conditions to ensure accurate scope definition
  • Conduct startup alignment with field leadership, key partners, and support leadership (GC, OSC & OSC verticals)
  • Ensure startup packages and documentation, including scopes, phasing plans, takt plans, logistics plans, POs, insurance (CCIP), RFIs, ASIs, material lists, QC checkpoints, and expectations are in place
  • Ensure all prestart readiness checklists and safety protocols are complete and accurate
  • Establish and validate jobsite readiness gates before mobilization of each trade; own all “handoff discipline” from scope to scope
  • Confirm and advise on safety readiness as required
  • Define, set, and enforce quality standards through checklists and checkpoints and other documentation; ensure Procore checklists are used consistently
  • Support field teams in preventing common failure modes; own defect prevention routines (defect tracking, root cause, corrective actions, standards updates)
  • Proactively resolve constraints (MEP conflicts, access constraints, sequencing clashes, inspection timing, material shortages)
  • Monitor production performance and intervene early when deviating from the plan occurs (production delays, crew stacking, zone imbalance, inspection bottlenecks, etc.)
  • Maintain and improve standardized playbooks: startup package template readiness checklists typical detail sets capture lessons learned in library feedback to improve standards, assemblies, and future startup planning
  • Partner with field leadership to coach Production Leads/Superintendents on standards and standard work, sequence discipline, takt execution and quality verification
  • Maintain a working knowledge of Horizontal Production (Dirtwork, Concrete, Paving & Hardscape) to identify issues and ensure alignment with the plan
  • Understand and verify the readiness chain for Horizontal Production: survey control → mass grading → fine grading → proof roll /compaction acceptance → subgrade acceptance → pours → cure/protect → paving/hardscape
  • Understand dirtwork acceptance gates (moisture conditioning, lift thickness, compaction tests, proof roll criteria, stabilization signoffs)
  • Review QC tolerances for grades/elevations, slopes/drainage, Concrete thickness, ADA compliance, and paving density targets
  • Mitigate early-phase risks (soils variability, water table/dewatering, utility conflicts, access/truck routing, weather impacts)
  • Build rough takt plans and crew deployment models by typology (wrap/garden/townhome) to maintain flow and avoid out of sequence work
  • Define handoff discipline for Rough Production: layout → framing → MEP rough → inspections → drywall hang → close-in → finish readiness
  • Establish readiness gates for framing start, drywall start, and close-in readiness (blocking/backing complete, rated assemblies correct, substrate acceptance)
  • Understand and drive the implementation of QC checkpoints for plumb/straight/square, openings, head-of-wall/deflection details, shafts/rated assemblies, and drywall system compliance
  • Define dry-in path, sequencing, and readiness gates for roof deck verification, WRB/air barrier continuity, openings flashing, and balcony/deck membranes where applicable
  • Establish logistics/access plans (scaffold/mast climbers/lifts, staging, weather protection, delivery sequencing)
  • Define QC checkpoints for penetrations, flashings, transitions, and manufacturer/warranty compliance; prevent water-intrusion failure modes
  • Mitigate weather exposure risk through disciplined planning, protection standards, and early issue detection
  • Support in creating sequencing rules and zone plans for doors/trim and amenity/workspace millwork to maintain unit-turn and closeout flow
  • Establish readiness gates for doors/trim start (openings/walls/backing, schedules/hardware verification, staging) and millwork start (field verify, approvals, anchorage/backing, protected staging)
  • Define QC checkpoints for functional door/hardware performance, reveal consistency, trim finish standards, and ‘showcase-space’ millwork fit/finish
  • Drive punch reduction routines and ‘showcase readiness’ gates for clubhouses/leasing/workspaces before owner/GC walks
