About The Position

AirGarage is on a mission to bring real estate online, starting with parking. We replace broken parking machines, fragmented software, and manual, labor-intensive operations with a unified, data-rich operating system for parking real estate. We handle everything it takes to run and optimize a parking asset: payments, dynamic pricing, enforcement, license plate recognition, analytics, and more. By building all of our technology in-house, we are able to deliver a magical experience for drivers while providing real-time visibility and revenue increases of 20-50% or more for real estate owners. That’s why national real‑estate leaders like Hines and Greystar, as well as technology companies like Meta, partner with AirGarage to optimize their parking facilities. AirGarage uses datapoints like real-time occupancy, local events, weather, driver behavior, competitor pricing, and more to bring true intelligence to real estate owners’ assets for the first time. We’re investing aggressively to make the physical world legible to a digital system: cameras, sensors, and software that generate a firehose of real-time data about the world around us. That data fuels models and algorithms that allow us to optimize performance at each property while giving owners the clarity and control they’ve never had before. Before you can optimize an asset, you need to observe it. Before you can observe it, you need to bring it online. We are starting with the $131 billion US parking real estate market because it is one of the most offline and mismanaged commercial real estate asset types. 26% of the land area in the median American urban core is dedicated to parking. We are backed by top tier investors including Headline Growth, Andreessen Horowitz, Floodgate, Founders Fund, Abstract Ventures, and angel investors who have founded or worked at companies like Uber, Opendoor, Flexport, and more. We're looking for a data-savvy Strategic Finance Analyst to convert our data capabilities into real impact across the business. You'll join our Data team where you will leverage industry-leading intelligence on parking properties to plan and execute plays for the business. This could involve leading creative GTM experiments, exploring acquisitions, identifying revenue growth levers, etc. Your north star objective will be to help the business realize value from its competitive advantage in data, whatever form that may take. While you explore and pursue various strategic bets, your Data teammates will be focused on enabling you with the superpowers you will need to be successful. It’s important to note that this will not look like a ‘typical’ finance role. We expect you to be a scrappy operator, not just a high-level thinker. Most of the time you will not be given ready-to-use datasets, you will be writing the SQL to arm yourself with the data you need. While you should be a spreadsheet expert, that should not be your only or default mode of operating. Requirements

  • Bachelor's degree in related area and 3-5 years of experience in management consulting, investment banking, strategic finance, or comparable real estate investment roles.
  • Exceptional financial modeling and analytical skills: you’re comfortable working with large datasets both in spreadsheets and in databases.
  • SQL skills required: you will need to be capable enough to hold your weight and not be dependent on your Data teammates for impact.
  • Passion for data: you're excited by the opportunity to sit within our Data team, ramp up your data skillset, and adopt new approaches to finance workflows.
  • Business judgement: you have strong intuition when it comes to making judgement calls or generating reasonable assumptions on the fly.
  • Strong synthesis skills: you have the ability to stitch together cohesive narratives and generate actionable insights from large pools of messy data with potentially contradictory signals.
  • Client/customer-facing: you’re comfortable engaging directly with external partners, property owners, and investors. You bring professionalism, polish, and strong communication skills to high-stakes conversations and presentations.

Responsibilities

  • Underwrite parking properties: Analyze historical financials and forecast future financial performance for parking properties to determine investment viability.
  • Conduct real estate due diligence: Evaluate property risks, contract terms, and operational considerations before acquisition or partnership decisions.
  • Collaborate with external stakeholders: Engage directly with real estate executives and investment professionals, oftentimes discussing data-dense models.
  • Deliver feedback to Data team: Communicate gaps or opportunities in the data and tools you leverage in your work to spin our self-improvement flywheel.
  • Explore the frontier of real estate data: Identify innovative ways to leverage parking and real estate datasets to create competitive advantages and new business opportunities.
  • Perform company-level forecasting: Generate scenarios and projections that model company growth.
  • Investor and board reporting: Prepare polished, data-driven analyses that get included in investor-facing and board-facing materials.
