Job Summary Provides analytical expertise to the health system’s property portfolio, prepare operating budgets for selected properties, monitoring of property performance on both revenue and expense sides, provide support for acquisition and disposition transactions and agreements, interaction with accounting for lessee accounting requirements, and preparation of analyses as required for leasing transactions. Maintains a working relationship with third-party landlords and private tenants, legal counsel, internal executives, department managers, accounting personnel, and the property management team. Requires tracking and analysis of property expenses with benchmarking with the goal of ensuring expense control and variance analyses. Serves as the business analyst for a portion of a property portfolio where Prisma is tasked with expense management and passes through expenses to internal tenants. Reports and reviews the property financial performance with leadership. Reviews operating performance and variances, with the goal of identifying and implementing cost savings. Benchmarks property expenses on a psf basis for comparative and cost saving purposes. Responsible for budget preparation for a portion of the property portfolio to include income projections and sub-leasing revenue internal rent allocation projections, external rental revenue projections, property operating expense projections. Performs billing, collecting, and analyses of third party revenue from subleases. Reconciles rent/operating expenses for these subleases. Serves as a liaison with Accounting for the population of monthly journal entries to record rental income and for recording of imputed and inter-company rent, including oversight of the accuracy of the external rent/opex payments along with the accuracy of the associated cost centers and spend categories used for the expenses. Serves as a liaison with Accounting for assistance with Lessee Accounting and Prolease input as needed. Creates monthly reports from Prolease including but not limited to expiration reports, rent roll reports, internal/external rent allocations, along with ad hoc reporting of data needed for portfolio management. Performs other duties as assigned.
