About The Position

Join the Worldwide Grocery Store's Pre-construction team and work to implement Whole Foods and Amazon’s grocery facility network infrastructure and retail formats. We're seeking a Sr. Pre-Construction Manager to collaborate cross-functionally with Landlords, Real Estate, Design, Construction, and Legal Teams throughout the pre-construction phase. This role will lead Pre-construction activities for large scale grocery industrial projects (distribution/fulfillment centers) and retail ground-up projects. This opportunity combines construction engineering, planning, project management, and contract negotiation. Requirements

  • Bachelor's degree or equivalent
  • 7+ years of project management, real estate development, architecture/design experience
  • Experience reading and interpreting construction drawings and specifications
  • Experience reading and interpreting lease language, managing critical lease dates, and conducting lease negotiations
  • Experience in creating and managing budgets
  • Experience with MS Office, in particular MS Excel
  • 5+ years of Ground-up Development experience.

Nice To Haves

  • Experience operating within at least two disciplines within the construction industry, such as Contracting, Owners Representation, Architecture, Design and Engineering, Commercial Development, analysis and control of construction costs or similar
  • An advanced degree, certification or Master’s degree in Architecture, Engineering, Construction Management, or Business.
  • Experience in planning, design review, implementation, and project management for new facility construction and existing building enhancements.
  • Experience managing multi-disciplinary design incorporating industrial automation, robotics, or related technologies
  • Experience negotiating Leases, specifically Work Letters.
  • Experience with Smartsheet, Salesforce, Procore and similar real estate, project and portfolio management tools.

Responsibilities

  • Manage projects and effectively influence, negotiate, and communicate with internal and external business partners.
  • Act as the single point of contact to Landlords and Developers to negotiate Work Letters/Leases.
  • Own the creation and maintenance of Ground-up Work Letter templates.
  • Complete due diligence and evaluate site feasibility including truck routing plans, utility requirements, entitlements.
  • Establish pre-construction project budgets and develop initial design and construction schedules.
  • Coordinate Tenant’s requirements with Landlords, including utility requirements.
  • Mange projects efficiently through the pre-construction phase to ensure a timely and thorough hand off to the construction team.
  • Review and approve Landlord’s/developers base building plans.
  • Responsible for approval of developer/landlord building envelope delivery.
  • Establish effective relationships along with an understanding of municipalities and permit processes.
  • Coordinate with Design teams on project requirements while supporting the design process.
  • Manage assigned architectural/engineering consultants.
  • Lead meetings, produce minutes, and strive for a collaborative team environment.
  • Demonstrate exceptional written communication, verbal communication, and organizational skills.
  • Navigate ambiguous business environments and manage change.
  • Partner effectively with technical and non-technical stakeholders to identify solutions, remove roadblocks, and consistently deliver results.
  • Self-motivated, able to work both independently and collaboratively within a team.
  • Travel up to 30% depending on project needs with average travel around 20% of the time.
