About The Position

Essential Job Duties and Responsibilities: Provide strategic leadership and direction for the Residential Sales, and Commercial Leasing departments, including supervision of the teams responsible for managing the affordable waitlist, commercial leasing, garage leasing, and community centers Develop, evaluate, and implement comprehensive business strategies to maximize the efficiencies of the Residential Sales and Commercial Leasing departments. Manage a combined budget of $6 million departmental budget, including the review and approval of all procurement requisitions. Oversee the property management of malls and commercial spaces, ensuring compliance with safety standards through regular inspections and interdepartmental coordination. Oversee financially responsible, planning, and execution of Community Engagement programs and events, within the Co-op City campus, to foster a cohesive community culture. Analyze operational and financial reports to ensure optimal revenue generation and department efficiency, and make recommendations for risk mitigation Oversee reporting and reconciliation of daily transient cash collections and bank deposits totaling more than $450K annually. Oversee the pre-inspection and scheduling process for vacating apartments. Ensure compliance with DHCR regulations regarding apartment application reviews and approvals as well as the application process for succession of residency and processing of closing documents for deferred equity sales and third-party lenders Act as signatory authority for all residential leases and related documents, including short-term leases, lease modifications, and revocations. Provide resolution guidance for shareholder and Residential Sales and Commercial applicant concerns and complaints. Conduct joint inspections with municipal agencies, including FDNY, Department of Health, and Department of Buildings. Oversee room scheduling and rentals for approximately 60 community organizations and internal department use. Collaborate with Legal, Safety and other pertinent departments to ensure proper permits and code compliance during commercial renovations. Oversee negotiations and drafting of lease agreements for commercial tenants, and present finalized agreements to the Board of Directors. Review commercial lease violations and direct fact-finding efforts by the Commercial Leasing Administrator. Serve as the primary liaison between Riverbay and the external brokerage firm. Represent Riverbay in court proceedings related to commercial tenancy issues. Oversee the development of departmental policies and procedures. Represent the Residential Sales and Commercial Leasing departments at Board, Committee, and Building Association meetings. Oversee the completion of detailed monthly departmental reports. Perform other duties and responsibilities as assigned.

Requirements

  • Bachelor’s degree in Business Administration, Real Estate, Property Management, or a related field required.
  • Minimum of 5 years in senior leadership experience, overseeing cross-functional teams and large-scale operations.
  • Minimum of 10 years’ Commercial Property and Residential Sales experience.
  • Experience negotiating leases/contracts.
  • Proven track record of successfully negotiating contracts or leases, in a timely manner.
  • Proven track record of strategic planning for large-scale, multifunctional operations.
  • Working knowledge of NYC Building codes and regulations.
  • Drug screening, as permitted by, and consistent with, applicable law.

Nice To Haves

  • Master’s degree (MBA or related or relevant certifications (e.g., CPM, CCIM, NYS Real Estate Broker License), a plus.
  • RAM Certification, a plus.
