About The Position

Fortis Bank is a full-service premier commercial bank providing a wide range of financial services including self-directed retirement banking solutions. The Strategic Partnerships line of business manages the growth and long-term retention of key self-directed partnerships. The Specialty Lending Relationship Manager will join the Strategic Partnerships group to manage the end-to-end lifecycle of non-recourse loans (NRL) held within eligible self-directed retirement accounts. This role serves as the primary lending liaison between borrowers and internal lines of businesses, ensuring loans are processed efficiently, accurately, and in compliance with regulatory requirements. This Specialty Lending Relationship Manager will play a critical part in completing the self-directed product portfolio through non-recourse lending opportunities. This role brings strong experience in lending products, procedures, regulatory compliance, and client-oriented.

Requirements

  • 5-7 years of lending experience within financial services or similar role, preferably in real estate or investment lending
  • Current Loan Officer license (NMLS)
  • Strong understanding of loan documentation, collateral analysis, and funding procedures.
  • Excellent relationship-building and communication skills
  • Highly self-motivated and results-driven, with a strong sense of ownership and urgency.
  • Experience navigating fast-paced, ambiguous environments with evolving priorities.
  • Bachelor’s degree preferred.

Nice To Haves

  • Familiarity with self-directed IRAs and non-recourse loan structures is an advantage
  • Knowledge of working with custodians, trust companies, or specialty lenders.
  • Knowledge of Salesforce, Encompass, or similar loan origination systems.
  • Ideally located in Denver, CO or Salt Lake City, Utah.

Responsibilities

  • Manage all stages of the NRL process including application submission, review, appraisal, underwriting, and funding.
  • Serve as the main NRL loans contact for borrowers and partners throughout the loan lifecycle.
  • Review loan applications for completeness, eligibility, and alignment with SDIRA and non-recourse product criteria.
  • Coordinate with underwriters, processors, compliance, and title partners to drive timely approvals, closing and funding.
  • Track and report on loan status, ensuring data accuracy within Salesforce
  • Educate clients and partners on NRL qualifications, collateral requirements and considerations.
  • Engage borrowers in an efficient loan approval process through open communication and application updates
  • Collaborate closely with self-directed partnerships to support lending referrals and collect partner feedback
  • Build and maintain strong client relationships to ensure satisfaction and referral business
  • Ensure Fortis Bank’s lending adherence to IRS prohibited transaction rules and all institutional lending regulations.
  • Review and verify documentation for compliance and accuracy prior to loan approval and funding.
  • Identify and escalate potential risks, discrepancies, or exceptions to appropriate internal teams.
  • Identify NRL workflow gaps and inefficiencies and propose solutions to enhance turnaround time and client experience.
  • Support the development and documentation of standard operating procedures (SOPs) for non-recourse lending.
  • Deliver lending product feedback to business and technology teams on system enhancements and process automation opportunities.
