Learn more at HonorHealth.com. Job Summary The Real Estate Lease & Space Specialist is responsible for facilitating new leases, advertising available space and processing all real estate documents. Ensures all lease documents are accurate, up to date, and maintained. Manages the supply, capacity, and demand of space.

Requirements

  • Bachelor's Degree - Preferred
  • Associate's Degree or 2 years' work related experience - Required
  • 2 years leasing or accounting experience - Required
  • Real Estate License - Required
  • Driver License Valid AZ State Driver’s License - Required

Nice To Haves

  • 4 years leasing or accounting experience - Preferred

Responsibilities

  • Reviews leases for adherence to standard lease. Processes leases to for abstractions, validates, updates, maintains and interpret lease documents. Process all lease related documents in contracting system. Originates new lease documents, renewals, amendments, etc. as directed. Works directly with landlords, property management representatives, and vendors in providing lease required documents, i.e. certificate of insurance. Ensures compliance with insurance requirements. Reviews property related data, including inventories, budgets, and planning reports to obtain information on property status, needs, and availability. Ensures abstracts and leasing software is up to date. Accountable for accurate lease abstraction. Delivers and creates reports upon request. Responsible for accurate advertisements/listings.
  • Responsible for preparation of lease accounting documents, this may include, but not limited to; vendor set-up, W9 collection, working directly with 3rd party vendor sending rent statements and rent collection to ensure proper invoicing. Review and prepare CAM reconciliations. Verifies the collection of TI reimbursements and disbursements. Work as a liaison with accounting departments to monitor and track rental and operating expense income. Assists and follows through with internal processes implementation for efficiency.
  • Responsible for space management database, spreadsheets, and/or tools needed to update and assist with audits on seat assignments, occupancy, vacancy, tracks, and provides reports. Interacts with department leaders and coordinates moves as approved. Conducts walk throughs of space, provides onsite support, and ensures quality of projects. Obtains quotes and facilitates the work between Facilities and IT. Recommends potential space needs or reassignment of space. Requires ability to visit portfolio to evaluate request, coordinate work, proper approvals, and review final work for approval.
  • Oversees the distribution and creation of certificate of insurance. Coordinates with network insurance company to order and update all commercial liability and property policies for real estate portfolio. Responsible for providing detailed building/property information to network insurance company to ensure that insurance coverage complies. Responsible for tracking and collection of certificates of insurance. Maintains Statement of Values nt.
  • Perform other duties as assigned.
