Operating Engineer – JLL What this job involves: JLL is seeking a skilled Operating Engineer to join our facilities team. This hands-on technical role focuses on operating, maintaining, troubleshooting, and repairing facility equipment across all building systems. You will demonstrate technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations) while being multi-skilled in others to successfully complete daily and weekly work assignments. This position offers the opportunity to work with diverse building systems while ensuring optimal facility performance, maintaining high standards of safety and quality control, and contributing to a well-maintained, efficient facility environment.

Requirements

  • High School diploma or GED equivalent, with two years of trades schooling in electrical system design, refrigeration, and HVAC
  • Certification as a Universal Technician for CFCs (or ability to obtain within 90 days of employment)
  • Working knowledge of computer applications including Microsoft Word and Excel
  • Strong analytical skills to diagnose system operations, identify problems or malfunctions, and implement corrective actions
  • Ability to maintain facility equipment across multiple craft areas with expertise in at least one specialty area
  • Physical ability to perform maintenance work and handle tools and equipment
  • Availability for on-call work every other week and flexibility to perform other duties as required
  • Commitment to safety protocols and maintaining a clean, safe workplace.

Nice To Haves

  • Additional technical certifications in HVAC, electrical, plumbing, or related trades
  • Experience with computerized maintenance management systems (CMMS)
  • Previous experience in commercial building operations or critical facility environments
  • Knowledge of building automation systems and controls
  • Experience with preventative maintenance programs and quality control procedures
  • Strong vendor management and inventory control experience.

Responsibilities

  • Perform maintenance, monitoring, and repairs to Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems to keep facility and building systems up to applicable standards
  • Maintain responsibility for facility services, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance, and technical proficiency
  • Clean, inspect, calibrate, and change parts to maintain HVAC systems and associated equipment at optimum performance levels
  • Record readings and make adjustments where necessary to ensure proper operation of equipment
  • Evaluate vendors and suppliers regularly with regard to quality and competitive pricing
  • Verify the accuracy of deliveries for count, pricing, and description
  • Review monthly client service request summaries to pinpoint and correct recurrent operational problems
  • Monitor the quality and pricing of maintenance work performed by outside contractors
  • Perform periodic checks of tool and instrument inventory
  • Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace
  • Analyze the operation of various systems, determine the cause of any problems or malfunctions, and take corrective action as required
  • Complete any and all other duties and tasks as assigned.
