Requirements

  • Minimum three (3) years of skilled maintenance experience (required)
  • Minimum three (3) years of supervisory experience managing maintenance staff (required)
  • Strong technical knowledge in skilled maintenance
  • Demonstrated ability to plan, prioritize, and supervise maintenance operations efficiently
  • High level of dependability, professionalism, and attention to detail
  • Must be team-oriented, willing to support community events, and capable of working outdoors in varying weather conditions, including extreme heat and cold
  • Candidate must furnish their own basic hand tools; specialty tools will be provided as needed
  • Must have reliable transportation
  • Proficient in operating a computer to manage work orders, maintain maintenance records, and generate reports
  • Strong, verifiable professional references are preferred

Responsibilities

  • Manage fire safety inspection programs, including annual scheduling, documentation, and coordination of corrective repairs
  • Manage the tenant HVAC preventative maintenance program by scheduling, tracking compliance, and maintaining required documentation
  • Manage, schedule, and ensure compliance with all necessary quarterly and annual building inspections, including but not limited to: Emergency lighting and exit signage checks Elevator inspections – manage scheduling and follow-up HVAC system servicing and compliance checks Backflow inspections – manage scheduling and documentation Roof, gutter, and drainage inspections Safety equipment inspections (extinguishers, PPE, first aid kits)
  • Manage our cleaning company, including ordering necessary cleaning supplies and conducting daily inspections
  • Plan, assign, and oversee daily maintenance tasks; monitor progress of all work orders and ensure timely completion of repairs
  • Perform skilled maintenance and corrective building repairs directly
  • Maintain a safe, clean, and compliant work environment
  • Establish and maintain professional communication and coordination with management, vendors, contractors, and local law enforcement and fire department personnel
  • Must be available to support storm preparedness, emergency response actions, and post-storm recovery efforts as needed
