About The Position

At Kairoi Residential, the Service Technician role is crucial for creating exceptional living experiences. This position involves operating daily maintenance responsibilities under the mentorship of the Service Manager. As a key member of the Kairoi Servant Leadership team, the Service Technician ensures resident homes are well-maintained, the community runs efficiently, and vacant homes are prepared for new residents. The role is seen as a Service Resolution Specialist, responding to resident maintenance requests and concerns promptly and professionally. It also involves organizing and inventorying maintenance equipment, materials, and supplies, assisting in community inspections, and keeping the community free of trash and debris. The Service Technician participates in an on-call rotation for after-hour emergencies and acts as the Service Manager's backup, responsible for completing service tasks during their unavailability or emergencies. Open communication with the Service Manager and Community Director regarding service and community updates is essential. The role also includes assisting the Service Manager on special maintenance projects like preventive building maintenance, mechanical components, and pool equipment.

Requirements

  • A minimum of 2-4 years of experience in apartment home repair including general carpentry, basic plumbing, basic electrical knowledge, along with mechanical and equipment repairs
  • EPA and HVAC certifications, or the willingness to obtain them
  • Knowledge of OSHA safety rules and regulations
  • Excellent customer service and a positive resident experience focused mentality
  • Ability to work a flex schedule if necessary
  • Willingness to be on-call for emergencies
  • Successful completion of a background check and drug screening
  • Possession of a valid driver’s license with no major infractions in the last 12 months

Responsibilities

  • Operate daily maintenance responsibilities under the mentorship and direction of the Service Manager
  • Ensure resident’s homes are well maintained
  • Ensure the community is running at its best
  • Ensure vacant homes are fully prepared for their future residents
  • Respond to resident maintenance requests and concerns in a timely, respectful, and professional manner
  • Be a key player in ensuring that vacant apartment homes are made ready for new residents
  • Help organize and inventory maintenance equipment, materials, and supplies
  • Routinely assist in community inspections
  • Keep the community free of trash and debris
  • Be in the on call rotation for after hour emergencies
  • Act as the Service Manager’s backup when they are unavailable
  • Perform various community maintenance functions
  • Be responsible for the completion of service tasks in time of an emergency, or on-call
  • Keep an open communication with both your Service Manager and Community Director in regard to service and community updates
  • Assist the Service Manager on any special maintenance projects such as preventive building maintenance, mechanical components, pool equipment and mechanics
