About The Position

The Senior Vice President (SVP-CAPEX) of Finance for Capital Expenditures and Asset Performance reports directly to the Chief Financial Officer. The SVP-CAPEX is a senior executive responsible for overseeing the financial strategy and management of the University's long-term assets including educational campuses and off campus properties. This role involves developing and managing CapEx budgets, analyzing property or property development investment opportunities, tracking financial performance, and ensuring assets are managed efficiently throughout their lifecycle to optimize returns.

Requirements

  • Bachelor’s degree in business or related field
  • At least five (5) years of experience in commercial real estate
  • Strong finance background: Extensive experience in financial planning and analysis, accounting, and budgeting.
  • Analytical skills: Expertise in financial modeling and valuation techniques, such as NPV, IRR, and DCF.
  • Strategic thinking: Ability to align financial strategy with overall business objectives and develop long-term plans.
  • Leadership and communication: Experience in leading teams and communicating effectively with diverse stakeholders, including senior leadership.
  • Asset management knowledge: Deep understanding of the full asset lifecycle, from acquisition to disposition, including operational and financial management.
  • Ability to develop processes and procedures to successfully monitor and provide project status reports by collecting, analyzing, and summarizing information and trends.
  • Demonstrated ability to proactively solve problems, suggest new ideas, move tasks forward. This requires independent judgment, financial acumen, time management, multi-tasking and collaboration across departments to support the University's mission.
  • Superior professional, verbal, and written communication, technology, presentation and organizational skills.
  • Fluency in Microsoft Office Suite including Excel, PowerPoint, Word.
  • Ability to articulate and defend the unique Christian educational mission and vision of Liberty University and its subsidiaries to a wide variety of individuals and groups.

Nice To Haves

  • Active commercial real estate license preferred or seven (7) years of related experience
  • Experience with CRE software such as Yardi or MRI
  • Ability to leverage artificial narrow intelligence (ANI) (large language models and machine learning) and potentially artificial general intelligence (AGI) in the future, to predict, develop, deploy, and measure success related to capital expenditures and asset performance.

Responsibilities

  • Strategic financial planning: Develop annual operating and capital budgets and long-term financial forecasts for deferred maintenance, capital expenditures, and performance contribution.
  • Capital expenditure management: Supervising the entire CapEx process, including budgeting, bidding (in concert with the Chief Procurement Administrator), and implementation of infrastructure projects and asset purchases.
  • Financial analysis and valuation: Analyzing investment opportunities, conducting due diligence, and preparing financial valuations using methods like discounted cash flow (DCF) or net present value (NPV). This modeling will often require the coordination of property and business condition assessments, appraisals, titles, plats, previous financial performance, financial data, operating expenses and carrying costs, as well as actively identifying and reporting any potential conflicts of interest with all stakeholders during such transactions.
  • Asset lifecycle management: Developing property-level business plans and budgets, updating them annually, and monitoring financial performance and occupancy rates. This includes landing valuable and timely commercial real estate agreements that financially and strategically support the revenue diversity needs and mission of the University.
  • Reporting and compliance: Preparing financial and operational reports for senior management, investors, and lenders, while ensuring compliance with all relevant regulations.
  • Risk management: Monitoring portfolio-level risk related to market conditions, growth strategy, and internal capacity.
  • Exit strategy: Developing strategic recommendations and executing dispositions for assets to achieve optimal exit strategies.
  • Team leadership: Mentoring and leading a team of financial analysts and other personnel.
  • Leasing: Overseeing designated commercial leasing which involves building and maintaining relationships with consultants, tenants, brokers, and vendors. Real estate broker relationships, vendor contracts (architectural, construction for tenant improvements, environmental, engineering, maintenance, etc.), and a leasing marketing plan will be maintained by this position.
  • Developing presentations and other communications about projects to assist the CFO in making decisions and developing broader presentations
  • Coordinating the integration of commercial real estate data and other University operational databases/systems (e.g., Finance, Accounting, and Procurement)
  • Actively optimize agreements and contracts through market benchmarking and proactive renegotiation of priority agreements under the University Signature Authority Policy requirements and pressing for the best negotiated terms with both the proposed transaction at-hand and any collateral effects of the proposed transaction (e.g. implications of the transaction to the longer-range goals of the University and limitations on practices such as overly restrictive cotenancy agreements).
