About The Position

The primary purpose of this job is to directly manage the assigned property/properties and effectively supervise the property team in a manner that realizes the maximum return to the Landlord/Owner and provides the highest level of service to the owners and tenants of each property. Primary Job Outcomes Understand and meet owner/asset management goals and objectives for the property. Assure lease compliance and control costs on assigned property Maintain positive relationships with tenants, owners, vendors and co-workers. Set up and oversee property office and team See that Stockdale is in full compliance with management agreements and other governing documents.

Requirements

  • Good organizational, leadership and people skills
  • Good verbal and written communication skills
  • Proficient in Microsoft Office; specifically Excel and Word
  • Ability to read and interpret leases and other contracts
  • Ability to prepare CAM reconciliations and budgets
  • Ability to read and understand blueprints and construction drawings.
  • Computer literate – able to prepare correspondence, access information from property management software and conduct business via e-mail and internet.
  • Must possess Real Estate License where required
  • 5-10 years experience in commercial life science and/or office property management required
  • Experience in oversight of building and tenant improvements required
  • Professionalism in appearance, aptitude, communication and performance

Nice To Haves

  • Experience in the management of medical office buildings preferred but not required
  • College degree in related field and CPM or RPA preferred

Responsibilities

  • Regularly inspect property and assure high standards of property maintenance.
  • Ensuring compliance with environmental safety regulations for life science and office building
  • Supervise vendors to attain efficient and effective service while controlling costs.
  • Competitively bid all contracts on a regular basis.
  • Responsible for oversight of all engineering work orders.
  • Collaboratively work with tenants and owners to resolve property and lease issues.
  • Develop and implement effective tenant retention policies and procedures tailored to the building’s occupancy.
  • Work with attorneys to resolve legal issues such as evictions, lock-outs and interpretation of lease clauses.
  • Abstract, interpret and continually enforce lease agreements.
  • Providing high-touch "white-glove" service to biotechnology and office tenants
  • Prepare, implement and manage budgets for assigned properties.
  • Prepare owner and lender operating reports in the required format and frequency.
  • Review and analyze monthly financial information on assigned properties.
  • Approve weekly accounts payable reports and related invoices.
  • Approve monthly Rent Pre-Posting Report.
  • Perform detailed annual expense (CAM) reconciliations in accordance with the terms of individual leases.
  • Prepare manual Tenant Statements if necessary.
  • Responsible for minimizing accounts receivable and rent collection from tenants.
  • Monitor cash position of properties and provide required notice to ownership for funding.
  • Prepare necessary adjustment forms for tenant and general ledger adjustments.
  • Assist assigned leasing brokers on all leasing issues.
  • If necessary, take the lead on negotiating lease renewals and expansions.
  • Work closely with construction manager, provide resources and oversight on an as-needed basis.
  • Determine maintenance needs and capital improvements.
  • Bid and coordinate tenant improvements.
  • Assist Stockdale acquisitions team and asset manager in due diligence required in the purchase of additional properties.
  • Tasks could include property inspections, supervision of 3rd party inspectors, tenant interviews, review of leases and contracts, budgeting, employee interviews and transition.
  • Work cooperatively with other members of the property management team to achieve high levels of customer satisfaction.
  • Supervise, train and develop property managers, management assistants and building engineers.
  • Contribute ideas to continually improve property management services and internal processes.
  • Be responsive to requests for information from clients and other members of the organization.
  • Ability to respond pleasantly and accurately to time sensitive requests.
