About The Position

The Multi-Site Property Manager oversees the operational, financial, and performance results of a portfolio of multifamily communities. This role leads and supports a small team, ensures consistent execution of company standards, and serves as the primary point of contact for our residents. The position requires frequent travel between communities to provide hands-on support, maintain asset quality, and drive overall portfolio performance.

Requirements

  • Minimum of 2 years of multifamily property management experience; multi-site oversight preferred
  • Strong leadership and team development experience in a multifamily environment
  • Proven financial acumen, including budget creation and variance analysis
  • Knowledge of Fair Housing laws and multifamily regulatory requirements
  • Proficiency in property management software (Yardi, RealPage, CRM) and Microsoft Office
  • Reliable transportation and ability to travel frequently between assigned communities
  • Must be able to bend, stoop, and lift objects weighing up to 25 pounds

Responsibilities

  • Oversee daily operations of multiple multifamily communities to ensure strong occupancy, resident satisfaction, and asset preservation
  • Conduct regular site visits to inspect curb appeal, unit readiness, leasing activity, and overall community standards
  • Ensure compliance with company policies, operational procedures, and ownership expectations
  • Partner with maintenance leadership to ensure timely completion of work orders, preventive maintenance, and capital projects
  • Lead, coach, and mentor Leasing Teams, and Maintenance across the assigned portfolio
  • Recruit, hire, train, and evaluate on-site personnel
  • Set performance expectations, conduct regular check-ins, and address performance or disciplinary issues as needed
  • Promote a culture of accountability, professionalism, and resident-focused service
  • Prepare, review, and manage annual operating budgets and reforecasts
  • Analyze monthly financial statements, identify variances, and implement corrective strategies
  • Monitor rental revenue, concessions, delinquencies, and expense controls
  • Approve invoices and ensure adherence to budget and ownership guidelines
  • Oversee leasing performance, pricing strategies, and marketing initiatives
  • Review market data, competitive set performance, and occupancy trends
  • Prepare and present operational and financial reports to ownership
  • Participate in ownership meetings, asset reviews, and property walks
  • Address client concerns with professionalism and a solutions-focused approach
  • Ensure compliance with Fair Housing, HUD, and all local, state, and federal regulations
  • Oversee risk management, safety programs, and insurance requirements
  • Respond to escalated resident issues, legal notices, and emergency situations
