About The Position

The Senior Property Manager is responsible for overseeing the daily operations, tenant relationship and vendor relationship management of a complex and significant medical office building portfolio. Key areas of responsibility include tenant relations, property operations, construction, lease and contract administration and financial management and analysis. The Senior Property Manager provides leadership in their respective market and is responsible for knowing the overall market conditions and developing associated business plans. Conduct all property activities in coordination with General Manager/Regional Manager. This role plays a key part in maintaining the reliability and performance of our buildings, creating safe, functional environments for tenants, clients, and patients.

Requirements

  • High School Diploma
  • Strong customer service skills to promote positive client/tenants relations
  • 5+ years commercial property management experience
  • Real estate salesperson license required.
  • Effective written and verbal communication skills
  • Proficient in financial statement preparation, budget preparation financial acumen
  • Experience abstracting lease and understanding lease language
  • Strong communication skills (oral and written)
  • Ability to work independently in a highly visible position and to supervise efforts of direct reports
  • Ability to multi-task and prioritize
  • Strong organization skills and ability to foster teamwork
  • Strong knowledge of building mechanical systems and construction management required
  • Must be located in the Atlanta, GA area
  • Must be in office, on-site, 5 days a week and drive to the various properties with employee owned vehicle, as needed
  • Must be legally authorized to work in the United States without need for employer sponsorship now or in the future

Nice To Haves

  • Preferred associate degree
  • Broker’s license a plus
  • Demonstrated proficiency in Microsoft Excel, Microsoft Word, Yardi, MRI or other relevant software programs are a plus

Responsibilities

  • Direct and supervise building staff and vendors and monitor performance in accordance with the Company and Owners’ policies
  • Support the planning, budgeting and control of operating and capital expenditures
  • Prepare annual budgets, quarterly reforecasts and monthly financial statements
  • Actively participate in accounts payable and accounts receivable process
  • Conduct regular building inspections as assigned
  • Prepare bid specifications, request proposals, and evaluate bids for work being conducted at the property by external contractors
  • Coordinate contractor activities and oversee all construction projects as required.
  • Supervise tenant move-ins and move-outs
  • Maintain service agreements and assure tenant and vendor certificates of insurance meet all requirements
  • Assist with the leasing process and preparation of the lease submission package as needed
  • Participate with General Manager and Regional Leasing Director (if applicable) on periodic market tours
  • Attend monthly hospital meetings with General Manager if requested
  • Assure life safety programs are in place and meet all company guidelines and legal requirements for tenants and employees of properties
  • Maintain the property tenant handbooks and emergency procedures and review with each new tenant
  • Other duties and special projects as assigned
