About The Position

The firm is seeking a Senior Property Accountant to manage and oversee the accounting operations for a portfolio of retail real estate assets in accordance with the Generally Accepted Accounting Principles (“GAAP”). This is an in-person role based in their downtown Seattle office. The position offers an opportunity to make a mark as an integral part of Bridge33 Capital.

Requirements

  • Minimum four (4) years of progressively increasing accounting experience in retail commercial property management accounting.
  • Minimum bachelor’s degree from an accredited 4-year institution with a focus in accounting, finance, or business administration.
  • Advanced knowledge of the Generally Accepted Accounting Principles (“GAAP”) and hands-on experience working within an accrual based, monthly-close process.
  • PC-based Microsoft Office proficiency required, including advanced Excel use and user knowledge
  • Effective oral and written communication skills; excellent accuracy/proofreading work product; has a detailed mindset
  • Proficiency and consistency with prioritizing workload, multi-tasking, working independently with minimal supervision and meeting internal deadlines
  • Maintain highest standard of work ethics, trust, and credibility
  • Possess skills, abilities and traits that align with the company’s Key Principles

Nice To Haves

  • Working knowledge of Yardi real estate software preferred

Responsibilities

  • Perform full range of accounting processes and financial reporting for a portfolio of retail real estate assets
  • Prepare and post journal entries for fixed assets, accruals, deferred rent, prepayments, and other balance sheet accounts
  • Participate in all aspects of month end process and conduct detailed variance analysis to ensure accuracy and completeness
  • Review and analyze rent rolls, accounts receivable reports, and related financial reports to ensure alignment with general ledger balances
  • Prepare sales and use tax filings in accordance with jurisdictional requirements and regulatory guidelines as needed
  • Process weekly full cycle Accounts Payable including invoice approval workflows and vendor payment authorization
  • Develop year-end audit schedules and support external audit procedures through documentation and sampling assistance
  • Perform weekly and monthly bank reconciliations to maintain accurate cash position reporting
  • Monitor income and expense trends against approved budgets and provide variance explanations
  • Calculate, reconcile, and report monthly management fees in accordance with contractual agreements
  • Reconcile monthly tenant charges including CAM, real estate taxes, and insurance allocations
  • Prepare monthly financial packages for senior management review
  • Lead preparation of annual budgets and forecasts
  • Prepare annual tenant reconciliations for CAM, tax, and insurance recoveries
  • Collaborate with the property and asset management teams in preparation of the property operating budgets, and reforecasts
  • Manage accounting and reporting for construction projects, capital improvements and major maintenance and repair initiatives.
  • Prepare ad-hoc reports and compliance documentation for debt service and lender requirements.
  • Research and resolve complex accounting issues in accordance with GAAP and industry best practices.

  • The annual base salary range for this role is $85,000 - $120,000 and the role is eligible for an annual discretionary bonus.
