About The Position

Construction Project Schedulers are key players in ensuring projects stay on track, on time, and within scope. They bring structure and foresight to the construction process by developing, maintaining, and analyzing detailed project schedules across all phases—from preconstruction through closeout. Working collaboratively with project managers, field teams, and subcontractors, they help align resources, identify potential delays, and adjust timelines to keep the project moving efficiently. Their ability to translate complex construction plans into clear, achievable timelines helps drive consistency, coordination, and successful outcomes on every job.

Requirements

  • BS/BA in Architecture, Civil Engineering, Construction Management or related field or equivalent in work experience
  • Minimum of 10 years of experience managing projects ranging from $5M – $100M (+) contracts in commercial, and/or industrial construction environments
  • Knowledge of basic building design and construction systems
  • Ability to read construction documents and specification manuals
  • Ability to compile and analyze schedule data, identify potential delays, and develop mitigation strategies
  • Ability to communicate effectively with Project Managers, Superintendents and other project stakeholders
  • Ability to multitask and manage multiple projects across different regions
  • Strong organizational and writing/speaking skills
  • Knowledge of construction estimating and procurement processes
  • Willingness and availability to travel as needed
  • Extensive knowledge of scheduling, cost control and safety procedures
  • Advanced proficiency in scheduling software - Primavera P6 and Microsoft Project
  • Intermediate or advanced proficiency in the following computer applications: Microsoft Office Applications - Word, Excel, PowerPoint, CMIC, Bluebeam and Microsoft Project

  • BIM experience as it relates to scheduling and sequencing
  • Prior estimating or project management experience for a general contractor

Responsibilities

  • Develop and maintain detailed construction schedules for assigned projects, incorporating all phases from pre-construction to project closeout.
  • Design and develop project schedule for new, ambiguous projects during initial planning, conceptual design, schematics progress, and design development.
  • Collaborate with project managers, engineers, contractors, and other stakeholders to gather project requirements and constraints.
  • Analyze project plans, specifications, and drawings to create accurate schedules with input from stakeholders. Identify critical path and near critical path activities and potential risks; propose mitigation strategies to ensure schedule adherence.
  • Monitor progress against the schedule and provide regular updates to project teams and management.
  • Coordinate with subcontractors and suppliers to align their activities with project schedules.
  • Conduct schedule impact analysis for changes and deviations from the original plan.
  • Experience in using scheduling software (e.g., Primavera P6, Microsoft Project) proficiently to create, update, and analyze schedules.
  • Ensure compliance with project timelines, contractual obligations, and scheduling best practices/standards.
  • Update and monitor the quality of project team schedule updates
  • Lead the development of bid / proposal/ project schedules and subcontractor schedules with project teams, self-perform, and trade partners
  • Develop schedule detail, perform preconstruction and construction schedule updates
  • Prepare and analyze “as built” schedules
  • Perform and oversee with P6 database management, activity coding, cost, and resource loading in P6 schedules
  • Uses knowledge of financial management systems, contract and notice requirements to support teams with scheduling
  • Prepare and oversee month end schedule reports and narratives
  • Assist with reporting scheduling metrics, status, and project health to Project & Division management
  • Review project schedule data to include records of activities, verify actual start/finish dates, cost/budgets, work breakdown structures, and associated data as applicable to activities.
  • Evaluate work packages and other related data for feasibility of implementation. Make recommendations as to alternative methods or processes that may be utilized to efficiently achieve and maintain desired customer results.
  • Assist the project team in the development of the project management plans and cost/schedule integration.
  • Develop or provide input to the project status reports (such as a critical path analysis) to ensure proper documentation is maintained and complete.
  • Support construction operations to meet production schedules and recommends revision of schedules because of changes during construction.
  • Analyze project requirements with project team and ensure that required resources are available so that established schedules may be reasonably maintained. If resources are not available, notify supervision and the project team of resource issues.
  • Analyze work productivity against established schedules and reports to management. Modify schedules as necessary to efficiently plan and report activities as required.
  • Ensure an audit trail from the initiation of a project to a project’s completion.
  • Prepare project management reports to reflect schedule status and/or corrective actions as required.
  • Coordinate projects with all participants to ensure that plans are achievable and current on a daily basis.
  • Delay analysis of vendor and contractor schedules for mitigation.
  • Facilitate and participate in weekly schedule reviews.
