About The Position

The Senior Project Manager for our 'On Your Lot' (OYL) division is responsible for providing office and field services to complete all due diligence necessary for OYL land acquisitions, OYL retail client projects, and OYL investor client projects. The associate will be an expert on the various municipal development ordinances, will utilize CAD software and other tools to create preliminary exhibits that will ensure the homes planned for those lots will fit within prescribed setbacks, will not exceed BUA limits, and will adhere to all municipal regulations. The role will focus on Tier 1 land development issues that arise during due diligence, pre-construction, or post-construction. Once these issues are identified, they will be assessed for risk, solutions will be identified, and action items will be executed until resolution occurs. Project Management software and other tools will be utilized to effectively monitor, update, and report the status of assigned development tasks and activities during the pre-construction phase in compliance with True OYL land development checklists. The role supports the Regional OYL markets in the collective goal of vetting lot acquisition opportunities, and mitigating lot-specific risk associated with Retail and Investor clients established by the Corporate Partner OYL.

Requirements

  • Bachelors degree required with focus on CAD, Engineering or other technical field and/or 3 years of project coordinator experience required
  • Proficiency in Microsoft Office and Microsoft Project or other scheduling software required
  • Valid drivers license, current automobile insurance, and reliable personal transportation for occasional regional travel
  • Excellent attention to detail

Nice To Haves

  • Experience in municipal ordinances (UDOs), reading civil site plans, utility plans, and construction documents, is preferred
  • Experience in maintaining development schedules using Gantt charts or other Project Management software, is preferred

Responsibilities

  • Creates initial GIS lot review to determine shape, size, access, dimensions, zoning, topography, floodplain, SWM and PC Buffers, and other physical attributes of the lot
  • Creates a max pad exhibit to assist the MP/Sales Team in identifying plans that will fit on the lot, within the prescribed setbacks and under current zoning for the relevant municipality
  • Creates a lot fit exhibit once a plan is selected, showing the footprint of the house, driveway, walkways, patios, etc.
  • Creates a conceptual subdivision plat exhibit, as needed for larger parcels or when developing land for townhomes
  • Focuses on complex Tier 1 development issues that arise during due diligence, pre-construction, or post-construction
  • Creates solutions and resolutions for any development issues when they are identified
  • Provides consistent and detailed follow-ups with the market to inform all team members of planned action items, strategy, and estimated timelines for resolution
  • Schedules meetings with municipalities, as needed, to identify solutions to development issues and obtain preliminary approvals if possible
  • Communicates with 3 rd parties (Surveyors, Engineers, Municipalities, Utility Companies, Army Corp of Engineers, Attorneys, HOAs, etc.) to determine any application process or necessary approval process in order to execute the resolution strategies
  • Utilizes Project Management software and other tools to effectively monitor, update, and report the status of assigned tasks to remedy any development issues on active projects or in due diligence
  • Continually reviews assumptions, risks, and issues and communicates progress or obstacles to the team
  • Assists Market Partner Land with monthly Lot Releases to Sales
  • Performs other duties as needed or required
