As a specialist in construction management, we provide complete oversight of each project from preconstruction to close-out and ongoing services throughout the warranty period. Urban Metro Builders Inc. (Company) is a division of BFL Construction and specializes in multi-family and single-family residential projects. The Senior Project Manager is accountable for the full lifecycle execution of multiple construction projects, from preconstruction through closeout and warranty. This role owns project financial performance, including budgeting, forecasting, cost control, and cash flow. The role leads project execution in coordination with the Superintendent, manages Project Engineer(s), coordinates with the accounting team, and is responsible for all major project decisions, contract administration, subcontractor management, and risk mitigation.

Requirements

  • 8+ years of experience with a General Contractor managing ground-up commercial and/or multifamily construction projects
  • Bachelor’s degree in Construction Management, Engineering, or related field preferred, or Equivalent combination of education and relevant field experience
  • Proven experience managing multiple projects simultaneously, with individual project values up to $50M–$120M+
  • Demonstrated full financial ownership of projects, including budgeting, forecasting, cost control, and cash flow management
  • Minimum 3+ years of experience directly managing Project Engineer(s) or equivalent support staff
  • Strong working knowledge of: Owner contracts and subcontract agreements, Change order management (owner and subcontractor), Cost reporting and cost-to-complete forecasting
  • Proven involvement in: Preconstruction and subcontractor buyout, Scope leveling and contract alignment, Full project lifecycle delivery through closeout and warranty
  • Proficiency in Procore, Bluebeam, Microsoft Office Suite (Excel required), Scheduling software (Microsoft Project or equivalent; Primavera preferred)
  • Strong ability to: Lead projects independently with minimal oversight, Make decisions in real time under pressure, Maintain alignment between field operations and project controls
  • Excellent organizational, time management, and communication skills
  • Demonstrated integrity and professionalism in dealing with clients, subcontractors, and consultants

Responsibilities

  • Financial Ownership
  • Full ownership of project financial performance across multiple projects
  • Develop and maintain budgets, forecasts, and cash flow projections
  • Maintain forecast accuracy within
  • Protect and maintain project margin from buyout through closeout
  • Identify cost exposure early and implement recovery plans
  • Manage billing, cash flow, and accounts receivable
  • Lead monthly financial reporting
  • Contract & Risk Management
  • Interpret and enforce owner contracts and subcontracts
  • Manage all change orders with proper documentation and timing
  • Ensure no work proceeds without written authorization
  • Maintain required notices and documentation
  • Identify and mitigate financial and contractual risks early
  • Project Execution Leadership
  • Lead day-to-day operations across multiple projects
  • Ensure alignment between schedule, budget, and field execution
  • Meet schedule milestones or implement recovery plans
  • Coordinate closely with Superintendent for execution and planning
  • Oversee submittals, RFIs, and change management
  • Drive proactive issue resolution
  • Preconstruction & Buyout involvement
  • Review drawings and specifications for gaps and risk
  • Lead subcontractor scoping, leveling, and buyout
  • Coordinate with estimating to validate budgets
  • Establish budget structure, schedule, and procurement strategy
  • Ensure clean transition into construction
  • Team Leadership & Field Alignment
  • Manage Project Engineer(s) with clear accountability
  • Ensure documentation accuracy and organization
  • Maintain alignment with Superintendent (no disconnect between field and office)
  • Ensure reporting is accurate and forward-looking
  • Communicate risks early with solutions
  • Subcontractor Management
  • Hold subcontractors accountable to scope, schedule, and quality
  • Enforce production expectations
  • Require detailed pricing breakdowns for all changes
  • Review and approve pay applications
  • Client Interactions
  • Maintain strong relationships with key clients, consultants, and/or owner’s representatives.
  • Maintain a balance between long-term client relationships, repeat business, profitability, and contract-compliant execution.
  • Project Closeout & Warranty
  • Drive closeout through final completion
  • Complete punchlist and documentation
  • Finalize financial reconciliation
  • Oversee warranty and issue resolution
