About The Position

The Senior Project Manager directs all project management staff, resources, and activities necessary to successfully complete any single project or multiple projects the Company may undertake regardless of type, size or complexity , and works with the Project Superintendent as a team to produce a quality product on time with a minimum of cost. Essential Duties and Responsibilities: Performs various administrative duties during project start-up, such as: Establishes a responsibility matrix, in consultation with the Project Superintendent. Develops the project budget and schedule of values. Obtains necessary licenses and permits. Obtains necessary contractual documentation from subcontractors and vendors. Manages and administers the construction phase of the project, including: Manages the change order and claims process. Consolidates and submits pay applications. Interfaces with the Superintendent, subcontractors, and suppliers Controls and reports project progress, in consultation with the Superintendent. Reviews costs and implements cost control procedures. Manages all project close-out activities, including: Ensures completion of items from corrective action lists and punch lists. Obtains necessary licenses and occupancy permits. Prepares final documentation. Assists Preconstruction Services in estimating. Establishes, in conjunction with the Superintendent, the project schedule, detailed estimate, and staffing. Resolves unfavorable variances from established budgets or schedules. Develops and maintains good relationships with managers of clients, architects, and engineers. Conducts subcontractor buyout and major project purchasing. Guides the professional development of subordinate project management staff through programs of instruction and training. Assumes primary responsibility for overall project quality, schedule, and profitability. Performs work in a safe manner and actively encourages others to comply with safety rules and regulations, including wearing of personal protective devices.

Requirements

  • Strong knowledge of program management, construction management, development, and construction marketing concepts, procedures and terminology are required.
  • A strong background in the composition of reports, proposals, technical correspondence and documentation is also required.
  • Knowledge of organizational structure of company.
  • Principles of supervision.
  • Word processing and spreadsheet computer skills.
  • Advanced knowledge of Microsoft Suite applications, specifically Word, Excel, and Outlook.
  • Working knowledge of Contract Administration Tools.
  • Advanced knowledge of Project Management.
  • Ability to read/understand construction drawings and documents.
  • Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
  • Ability to write reports and correspondence.
  • Ability to speak effectively before groups of clients and/or employees.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions.
  • Ability to make decisions independently regarding engineering complexities and practices in individual fields.
  • Bachelor's degree (B.A., B.S., or B. Arch) in Engineering, Architecture, Building Construction or Business Management from a four-year college or university with 8 - 12 years related experience and/or training; or equivalent combination of education and experience.
  • Can prioritize and coordinate multiple assignments and tasks for one or more projects, and good verbal and written communication skills.
