About The Position

The Senior Preservation Project Manager is responsible for successful development and execution of a mixture of acquisition and preservation projects. The position is responsible for independently managing complex low and mixed income, mixed use projects through all phases of the development process, from initial due diligence and underwriting through financing, approvals, and closing. The Senior Preservation Project Manager will apply technical expertise in the projects they oversee and be a thought partner within the development team. The position is accountable for producing high quality work products on complex transactions, requiring advanced expertise in underwriting and financing structures, the ability to interpret and implement evolving programmatic and policy requirements, and the exercise of sound judgment in resolving complex project issues. This position leads multiple concurrent workstreams with competing deadlines and operates with a high degree of autonomy. The Senior Preservation Project Manager is expected to demonstrate strong problem solving skills, resourcefulness, creativity, and leadership in coordinating internal teams and external stakeholders, and in advancing projects in alignment with organizational objectives.

Requirements

  • A bachelor’s degree (4 year degree) is required. A combination of education and relevant professional experience that provides the knowledge, skills, and abilities needed for the role may be considered
  • 4+ years of experience in affordable housing; New York City experience preferred
  • Interest in working at a mission driven organization
  • Expertise in financial underwriting, data analysis, and Excel; independently creating and overseeing underwriting models from acquisition to conversion / project operations
  • Strong organizational, analytical, communication, and writing skills; detail oriented
  • Experience networking, communicating, and mobilizing support in a community based context
  • Familiarity with construction, building systems, and general property management
  • Ability to work in a fast paced environment and complete multiple tasks with simultaneous deadlines
  • Demonstrated track record of learning quickly and being able to work both independently and with a team
  • Demonstrated ability to take initiative, suggest new ideas, and move tasks forward
  • Available for frequent local travel (within walking distance of public transit) and occasional weeknight work

Responsibilities

  • Conduct predevelopment activities, including but not limited to managing design development, financing applications, and City, State, and Federal approvals.
  • Evaluate and assess potential real estate acquisitions, including responding to Requests for Proposals and preparing supporting analyses and materials.
  • Oversee repositioning and refinancing transactions within SHF’s existing portfolio.
  • Apply preservation specific expertise, including occupied rehabilitation, regulatory compliance, and long term affordability considerations.
  • Identify project risks and issues and elevate them as appropriate, proposing and implementing mitigation strategies.
  • Coordinate consultants and partners, such as architects, general contractors, attorneys, environmental consultants, financing partners, local partners, and many others.
  • Review legal agreements, manage relationships and work progress, and coordinate payment.
  • Underwrite transactions; manage budgets, including the tracking of predevelopment expenditures; and develop financial models.
  • Coordinate financing closings, including communicating with partners, reviewing legal documents, and managing required submissions to lenders and investors.
  • Develop and maintain relationships with resident, neighborhood, and community leaders.
  • Prepare for and lead resident focused meetings and implement strategies to engage and empower stakeholders in the development process.
  • Participate in construction administration, identify decisions for ownership and coordinate decision making process, submit monthly requisitions to lenders.
  • Coordinate resident relocations with property management agent and consultants.
  • Coordinate closely with internal departments, including asset management, property management, and finance, to advance project objectives.
  • Mentor junior staff members by providing coaching and training to support their professional development.
  • Perform other duties as reasonably requested.
