Position Summary: The Senior Manager, Real Estate & Impact Investments Asset Management plays a leadership role in overseeing and optimizing the performance, risk profile, and strategic positioning of Aetna’s diversified real estate investment portfolio, including commercial mortgage loans, affordable housing equity (LIHTC), and joint venture equity investments. This role is responsible for independent asset oversight, proactive risk identification, and delivery of high‑quality portfolio insights to senior leadership. The Senior Manager partners closely with Investment Managers, Finance, Legal, and external stakeholders to drive disciplined asset management practices, enhance portfolio transparency, and support enterprise investment objectives.

Requirements

  • Knowledge of: Advanced understanding of commercial mortgage loans, LIHTC equity, and joint venture investments, including structure, lifecycle risk, and performance drivers.
  • Asset‑level and portfolio‑level risk management practices, including early‑warning indicators, valuation considerations, and downside scenarios.
  • Financial reporting, underwriting assumptions, operating statements, and partnership mechanics sufficient to independently review, challenge, and guide analyses.
  • Internal controls, compliance requirements, and asset management governance frameworks.
  • Skill In: Leading complex financial and operational reviews with sound judgment and attention to detail.
  • Communicating clearly and effectively with senior stakeholders, translating technical information into actionable insights.
  • Prioritizing and managing multiple assets and deadlines in a fast‑paced investment environment.
  • Leveraging Microsoft Excel, PowerPoint, and enterprise systems to support high‑quality analysis and reporting.
  • Utilizing Microsoft Copilot and other AI‑enabled tools to enhance efficiency and insight generation, with appropriate oversight and validation.
  • Ability To: Exercise independent judgment while operating within established investment and risk frameworks.
  • Proactively identify issues, develop recommendations, and drive execution in collaboration with cross‑functional partners.
  • Influence outcomes without direct authority, building trust with internal teams and external counterparties.
  • Maintain professionalism, discretion, and reliability when handling sensitive financial, legal, and investment information.
  • Support team initiatives and enterprise priorities through leadership, collaboration, and continuous improvement.
  • Education Required: Bachelor’s degree in Finance, Real Estate, Accounting, Economics, or a related field.
  • Prior Relevant Work Experience Required: 6–10 years of progressive experience in real estate asset management, investment management, lending, consulting, or a related discipline, with demonstrated responsibility for asset‑level decision.

Responsibilities

  • Portfolio Management & Performance Oversight Provide day‑to-day asset management leadership for a portfolio of real estate investments, with accountability for performance monitoring, issue identification, and follow‑through on resolution.
  • Oversee review and analysis of borrower, operator, and syndicator reporting, ensuring accuracy, completeness, and consistency with investment expectations and governing documents.
  • Lead annual and quarterly asset reviews, including cash flow analysis, operating performance, compliance status, valuation considerations, and risk ratings.
  • Identify performance trends and emerging risks across the portfolio, escalating material issues and recommended actions to senior leadership.
  • Risk Management & Asset Strategy Independently manage higher‑risk or more complex assets, including loans requiring enhanced monitoring, restructurings, extensions, consents, or modifications.
  • Develop and recommend asset‑level strategies to mitigate risk, preserve value, and support long‑term investment objectives.
  • Evaluate market conditions, sponsor performance, and regulatory developments to assess potential impacts on asset performance and portfolio risk.
  • Contribute to problem‑asset framework development and ongoing portfolio risk assessments.
  • Reporting, Forecasting & Portfolio Insights Lead preparation and refinement of portfolio‑level reporting, providing clear, decision‑useful insights for senior management and cross-enterprise stakeholders.
  • Review and challenge financial models related to net investment income, tax credit delivery, valuations, and scenario analyses.
  • Ensure data integrity and alignment across internal systems, reports, and presentations.
  • Translate complex asset and portfolio information into concise narratives suitable for executive, committee, and enterprise audiences Investment Operations & Post-Close Management
  • Oversee post‑close asset management activities, including capital funding coordination, rate lock processes, and compliance with approval requirements.
  • Review and approve capital calls, budgets, and cash flow projections for joint venture investments, ensuring alignment with governing agreements.
  • Serve as a key internal resource for interpreting partnership agreements, loan documents, and asset management provisions.
  • Process Improvement & Technology Lead initiatives to enhance asset management processes, reporting tools, and technology platforms in coordination with Asset Management leadership and IT partners.
  • Identify opportunities to improve efficiency, controls, and data quality across asset management workflows.
  • Provide guidance and informal mentorship to junior team members, supporting skill development and consistency in asset management practices.
  • Contribute to special projects, portfolio reviews, and enterprise initiatives as a subject‑matter expert in real estate asset management.
